THE FOLLOWING COMMENTS APPLY TO AND BECOME PART OF THE APPROVED PLANS UNDER
TUKWILA BUILDING PERMIT NUMBER 55'2q .
1. No changes will be made to plans unless approved by Architect and
Tukwila Building Department.
2. New electrical work to be inspected by State Electrical Inspectors and
all required electrical permits obtained through that agency.
3. All new mechanical installations to be under separate permit.
4. All permits to be'posted at job site prior to start of any construc
tion.
5. Any new ceiling grid and light fixture installation to meet
lateral bracing requirements for Seismic Zone 3.
6. Any exposed insulation backing material to have Flame Spread
Rating of 25 or less.
7. All construction to be done in conformance with approved plans and
requirements of the Uniform Building Code (1985 Edition), Uniform
Mechanical Code (1985 Edition), Washington State Energy Code (1986
Edition), and Washington State Regulations for Barrier Free
Facility (1986 Edition).
8. Separate utilities permit required for water main connection proposed
with fire sprinkler system installation.

Any new ceiling grid and light fixture installation to meet

11. Partition walls attached to ceiling grid must be laterally braced
if over eight (8) feet in length.
12. Readily accessible access to roof mounted equipment required.
13. Engineered truss drawings and calculations shall be on site and
available to Building Inspector for inspection purposes.

15. Subgrade preparation including drainage, excavation, compaction,
and fill requirements shall conform strictly with recommendations
given in the soils report or as directed by the soils engineer.
16. Statement from roofing contractor verifying fire retardancy of
roof will be required prior to final (see attached letter).
All construction to be done in conformance with approved plans and
requirements of the Uniform Building Code (1985 Edition). Uniform

18. All food preparation establishments must have King County Health
Department Sign -off prior to opening or doing any food processing.
Arrangements for final Health Department inspection should be made by
c.11;ng King County Health Department. 296 -4787, at least three working
days ,rior to desired inspection date. On work requiring Health
Department approval, it is the contractor's responsibility to have a
set of plans approved by that agency on the job site.
The issuance or granting of a permit or approval of plans, specifications al

Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. The total number of fire extinguishers required for
your establishment is calculated at one extinguisher for
each 3000 sq. ft. of area. The extinguisher(s) should be
of the "All Purpose" (2A, 10 B:C) dry chemical type.
Travel distance to any fire extinguisher must be 75' or
less. (NFPA 10, 3 -1.1) (UFC 10.301b)
Extinguishers shall be installed on the hangers or in
the brackets supplied, mounted in cabinents, or set on
shelves (NFPA 10, 1 -6.6), and shall be installed so
that the top of the extinguisher is not more than 5
ft. above the floor. (NFPA 10, 1 -6.6) (UFC 10.301)
Extinguishers shall be located so as to be in plain
view (if at all possible), or if not in plain view,
they shall be identified with a sign stating, "Fire
Extinguisher," with an arrow pointing to the unit.
(NFPA 10, 1 -6.3) (UFC 10.301)
2. No point in a sprinklered building may be more than
200 feet from an exit, measured along the path of travel.
(UBC 3302) (UFC 12.101)
Exit hardware and marking must meet the requirements
of Uniform Fire Code Sections 12.104 & 12.114.

the use of a key or any special knowledge or effort.

Exits serving more than 50 occupants are required to
have illuminated exit signs. (UFC 12.114)
Exits shall be illuminated at any time the building is
occupied. An emergency system shall automatically
provide exit illumination upon failure of the main
power supply. (UFC 12.113a)
3. An automatic fire extinguishing (sprinkler) system is
required and shall be designed, installed and tested.
(City Ordinance #1141)
All sprinkler drawings shall be prepared by companies
licensed to perform this type of work. Drawings shall
first be approved by the Washington Surveying & Rating
Bureau, Factory Mutual Engineering or Industrial Risk
Insurers, then by the Tukwila Fire Department. No
sprinkler work shall commence without approved
drawings. (City Ordinance #1141 & NFPA 13, 1 -9.1)

All sprinkler systems with more than 100 heads shall
be supervised by an approved central, proprietary or
remote station service or a local alarm which will
give an audible signal at a constantly attended
location. Approved central stations are those listed
by Underwriter's Laboratories, Inc. (UFC 10.309)
4. Your street address must be conspicuously posted on
the building and shall be plainly visible and legible from
the street. Numbers shall contrast with their background.

All required occupancy separations, area separation
walls, and draft -stop partitions shall be maintained
and shall be properly repaired, restored or replaced
when damaged, altered, breached, penetrated, removed

Denclition Notes:
A. General
1. Remove all partitions including door frames and hardware except
around restrooms, electric rooms, janitors, telephone and all
shafts including elevator, stair and A/C duct spaces and remove
from site.
2. 'r:Smove earpet floor covering and remove from site.
3. Remove acoustical ceiling grid and tile and remove from site
4. Remove insulation above ceiling grid and remove from site.
5. Remove fluorescent ceiling lights and legally dispose away from

6. Remove all light - weight concrete floor fill on second floors, and
legally dispose away from site.
". Inspect and remove existing damaged roof downspouts and 2nd floor
bridge roof canopys. To replace with new downspouts /leaders.
8. Inspect roof mount HVAC screens - remove screens which can not be
repaired /repainted; to be replaced with new screens.
Remove all HVAC condensers that are mounted on concrete pads at
grade adjacent to these buildings. Remove refrigerant lines and
patch. exterior walls and soffits.
Remove and replace all damaged vision glass.
11. Do not remove draftstops above ceilings unless
facilitate demolition. Draftstops are to be repaired
12. Remove all wall signs of every nature.
13. Remove existing 4" rubber base at all perimeter walls, and patch
wall to receive new 2 1 /2" rubber base.
14. Remove all exterior door electronic csrd readers. Set aside for
pick -up by Boeing. Notify architect of stored iv::ai,1on.
15. Remove all shading film from interior surface of all exterior glass
and clean windows.
16. Remove all lighted exit signs, clean to reinstall in new work or
replace with new lighted exit signs to match existing.
17. Pull all horizontal blinds to the full "up" position and lock for
the duration of the project. Blinds that must be removed to
facilitate demolition shall be saved and reinstalled or replaced
with new blinds at conclusion of project

New Work
A. Fire Sprinkler Installation
1. Contractor shall be responsible for design and installation of the
entire sprinkler system for Buildings 1, 2, 3, and 4 and their
connecting bridges /canopys.;
2. Coverage shall be as required for Type V building with elevators
for both above /below ceilings and in exterior /freeze locations.
3. System will include water lines from existing mains or newly
installed branch lines.
4. Excavation for sprinkler mains shall be kept to a minimum resulting
in repair to damaged walks, new landscape and asphalt pavement
repair.
Contractor will submit sprinkler plans for required approval and
City of Tukwila permits. Obtain final review and approval of work C. HVAC
from City of Tukwila Fire Department inspectors.
B. General
•
2. Level existing ground level floors to a tolerance of 1/8" in a 10
floor span by filling and sanding. Remove all existing partition
anchor /fasteners and other penetrations; patch indentations and
cracks. Clean to receive new carpet.
3. Install new insulation bats at underside of roof.
4. Paint exterior of building wood and metal in a color to be selected
by Owner.
5. Check all interior and exterior incandescent lights and relamp as
need.
6. Replace plastic light and wall angle in soffit lights of toilet
rooms with 1/2" plastic and polished chrome finish.
7. Install new roof purlins per details to support new sprinkler
system, suspended ceilings and rehab HVAC distribution system.
1. Install new acoustical ceiling grid, perimeter tile (stock pile
balance of tile on floor for use later), and fluorescent fixtures.
1. Repair all ductboard joint with SMACNA approved iron on heat tape.
Includes supply and return ductwork.
2. Rehang all ductwork on 2nd floor of buildings to allow ceiling
insulation to be applied at the bottom of the roof deck (vapor
barrier to be used). Includes medium pressure spiral and low
pressure ductboard. Use SMACNA standard hanging procedures.

3. All duct heaters are to be placed in sheet metal sleeves
installed directly in ductboard.
4. Rehang all duct heater according to SMACNA standards.
5. Inspect and repair all HVAC system components to a completely
operational state.
6. Test and report on each system for each building. .
7. Repair or replace all faulty duct heaters.
8. Provide description and schematics on each building HVAC system.
