Dear Sir: The attached set of building plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following concerns: 1. Maintain fire extinguisher coverage throughout. (Maximum travel distance to an extinguisher is 75' of travel distance) 2. Exit hardware and marking must meet the requirements of Uniform Fire Code Sections 12.104 & 12.114. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. (UFC 12.104b) EXIT signs shall be installed at required exit doorways and where otherwise necessary to clearly indicate the direction of egress. Signs shall be of a contrasting color with the surrounding area and shall have letters not less than six inches high with a minimum letter width of 3/4 ". (UFC 12.114a & 12.114b) 3. A. TCP requests that the attached Preliminary Code Review dated December 3, 1986 be reviewed and verified. B. As the roof structure, ceilings and ceiling attic space will be constructed of entirely non - combustible materials, the attic space will be used as a return air plenum.. i. Only a partial sprinkler system will be required in the attic space (plenum) ie., sprinklers at return air grilles and at equipment motors etc - refer to Frank B. Hall's letter dated December 1, 1986, Question No. 2. ii. No plastic D.W.V. piping will be allowed in the attic space (plenum). iii. Low voltage wires (paging, music, telephone) in the attic space (plenum) are not required to be in conduit and the use of U.L. approved teflon coated wire is acceptable. C. Fire extinguisher requirements (for numbers and locations), will comply with NFPA No. 10. D. Verify that the number, location and ratings of exits from the restaurant, restaurant terrace, employee lounge and employee terrace are acceptable as shown on the submitted block plans dated December 5, 1986. The hourly rating of the exit corridor on the third floor to stair No. I will be maintined by roviding a fire rated overhead door (conneceted to the fire alarm system) at the opening to the packages /security room. G. Dressing room occupancy (for determining number of exits from the dressing room group) is calculated as one occupant per dressing cubicle. The shoe stock system is a fixture and will be counted with the first floor for exiting purposes. i. Upper level construction to be metal channels. System to be sprinklered above and below down every aisle ie: like library stocking unless we have 18" or more of clearance from sprinkler heads to stock obstructions, then general area spacing for sprinklers will be provided. iii. Verify that layout of system is acceptable as shown on 12/5/86 block plans. I. Sales floor plumbing fixture counts are based on past store experience. J. Identify any special controls required on the elevators other than those described in Chapter 51 of the UBC. Identify any conflicts in the requirements of the City of Tukwila and the Department of Labor and Industries, Electrical Division. K. City of Tukwila is to review the use of folding or roll -up doors at exterior entrances. TCP is to provide data on type of doors and manufacturers. (See enclosed information.) A roll -up or folding type door at the mall entry is acceptable. L. City of Tukwila is to review the new location of the fire lane as shown on the site plan. Center Ridge Design (Developer) is to present the proposed service area and utility relocation plans. M. TCP intends to submit structural drawings and specifications in February for a structural steel /foundation permit. This would allow the Contractor to bid the steel to foreign suppliers (which would yield a considerable cost savings). TCP will present an example of a past project in another jurisdiction which also used a structural steel /foundation permit issue. • NORDSTROM - SOUTHCENTER BUILDING DEPARTMENT QUESTIONS Project Number 86205 December 3, 1986 page three N. To avoid major conflicts with Nordstrom sales events in June 1987, TCP is planning to submit a separate "Loading Dock Remodel /Expansion" package to the City of Tukwila for a building permit. This set will include all the required drawings and specifications to complete the work and coordinate it with the existing store and expansion area. O. Does the City of Tukwila have any special requirements for receiving freight through the main building entries during non -store hours? This may be required for a short time during the loading dock remodel. TCP is to coordinate a meeting with the City of Tukwila for review of construction phasing. The general contractor (Bayley Construction) will present phasing drawings diagramming the "state of construction" on a month to month basis during this meeting. Issues regarding egress and public safety during construction may be discussed at this time. Q. The City of Tukwila is to review the location of the transformer as shown on the submitted site plans dated 12/5/86. R. TCP /Nordstrom /City of Tukwila are to review on -site inspection procedures.
