In addition to the Fire Department comments, I have the following to add: 1. The additional truck door on the West appears to lack proper reinforcement per the UBC requirements for "around openings ". Sec. 2622(d). Please justify this new opening with structural calculations and show compliance with the UBC. The new rail door which is designated to go through a knock- out panel appears to be mis- located. The permit drawing for Project 161 does not show a knock -out panel at the location . you claim. Therefore, you must justify this new location as for item #1 above. East In reviewing the above mentioned project plans, the following are requirements of the Tukwila Fire Department: 1. The square foot area of the facility is: Office = 1120 sq. ft., Warehouse = $77.5 sq. ft.; By Table 33-A of the UBC, the area will legally accommodate' 40 persons. This requires two exits per Sec. 3302 of the UBC. 2. All plans for sprinkler, hydrant & standpipe systems shall first be approved by the Washington Survey and Rating Bureau, then by the Tukwila Fire Dept. 3. Per UFC Sec. 10.104 (b), "All doors in or lead - ing to exits shall be maintained openable from . the inside without the use of a key or any special knowledge or effort at all times when the building or area served thereby is occupied". All doors, including exits shall be identified per OSHA, Section 1910.37 (q). Fire extinguishers shall be provided per NFPA #10, as a minimum requirement. When in the opinion of the Fire Prevention Bureau, building contents or operations therein are of a hazardous nature, additional extinguishers (in excess of NFPA requirements) may be required. Extinguishers shall be located so as to be in plain. view (if at all possible). If not in plain view, they shall be identified with a sign stating - "FIRE EXTINGUISHER" with an arrow pointing. McCann Construction has informed me that they did not actually do the work nor do they own the building. ILI Therefore, McCann's position is one of no involvement. iA Since that time, I have learned that the Seattle First National Bank al Trust Department is currently handling the lease program for the new • owners, the Schoenfield Trust. Mr. Don Spencer of Seattle First has been informed of the code violations. Mr. Spencer has taken the position that the owners of the building (being represented by him) are not responsible for the code violations. Therefore, Gentlemen, you as tenant apparently ordered the work done as well as desired it done. Both the contractor and the owner say your firm is to be held responsible.
