WASH. 23101 • MU 2 -1433 May 6, 1975 Regarding allowed use in C -2 (Local Retail Business) on my property located on Southcenter BXvd and 52 Ave So. We are proposing to build a duel tenant building on mentioned site. Main tenant would be, General Electric Mobile -Radio sales and . service shop. The function of the building would serve both selling and servicing two way mobile radios for cars and pickups, which would be sold and serviced on the premis, trucks and buses would be serviced at customers place of business. The use would generate a limeted traffic use. The other tenant would be for my own business use, Real Estate and Insurance. Alsot would like a clarification, if we would be allowed to use my property to the west acrose 52nd So. for any additional parking as building size would require. As you may recall from our brief dis= cussion this morning, the particular parcel of property involved is- classified C-2 (Local Retail Business). It is the conclusion of this office that the proposed use does not qualify as a local retail business but, rather, is much more closely aligned with what is commonly deemed a service center of a regional nature or scale. Thus, the proposed use would further the implemen- tation of the Tukwila Comprehensive Plan if located in an area classi- fied for uses of a regional nature or scale.
