PERMIT FOR
SHORELINE MANAGEMENT SUBSTANTIAL DEVELOPMENT
Development shall be undertaken pursuant to the following
terms and conditions:
1. The issuance of a license under the Shoreline Manage-
ment Act of 1971 shall not release the applicant from
compliance with federal, state, and other permit require-
ments.
2. This permit may be rescinded pursuant to Section 14(7)
of the Shoreline Management Act of 1971 in the event the
permittee fails to comply with any condition hereof.
3. A construction permit shall not be issued until '
thirty (30) days after approval by the City of Tukwila
Planning Department or until any review proceedings
initiated within this 30 day review period have been
completed.
4. Pursuant to Section 14, Chapter 286, Laws of 1971 Extra
Session, the City of Tukwila has taken the following
actions:

The subject Shoreline Management Substantial Development Permit
was received by this office on July 7, 1976 The review
period by the Department of Ecology and the Attorney General's
Office will terminate thirty (30) days from the above date of
receipt.
If no Notice of Appeal is received, construction pursuant to
the permit may commence following expiration of the review
period provided, however, all other federal, state, and local
laws regulating such construction have been complied with.

1. Applicant declares this to be a master application for a
single master permit covering the "Shoreland Area" of Riversbend
Industrial Park as shown on the attached Exhibit "A ".
2. For purposes of this permit, which is pursuant to the Shore-
line Management Act and the State Environmental Policy Act, the
jurisdiction of the Shoreline Management Act shall extend to all
points of the "Shoreland Area" shown on the attached Exhibit "A ".
3. In the event of a conflict between the attached Exhibit "A"
and this text, the written text shall control.
4. As applicant desires to develop construction or works within
the "Shoreland Area ", he will bring to the City of Tukwila site plans
for each specific project, which shall then be attached to the master
permit and become a part of that permit. Said site plans shall be
in detail as is required for an original application. If it shall
be determined that an individual project is not within the scope
of development, as herein described, then said project shall not
be a part of the master permit and separate application for a substan-
, tial development permit must be made for that project.
5. Regardless of the construction or works mentioned anywhere
in this application,there shall be no development other than as
specified as follows herein, anywhere within fifty feet of the mean
high water mark of the Green River.
6. Development of "Shoreland Area ": The attached Exhibit "A" de-
picts an area identified as a "Shoreland Area ". Development of this
area shall be in conformance with the City of Tukwila Shoreline Master
Program, insofar as it may be ascertained, and the City of Tukwila
zoning.
