The Commission approved the plans with the following stipulations: 1. Truck doors not be located at ends of building. 2. Extension of the north access road to provide adequate circulation and access to north parking area as well as truck doors on the west portion of the building. 3. Both curb cuts be 40 feet wide and those parking spaces consequently affected be deleted. 2. Architectural screening of roof - mounted equipment. 3. Planning Commission review and approval of detailed landscape plan prior to issuance of Occupancy Permit. 4. This site plan is subject to revisions as may be required subsequent to Subdivision review. . Landscape Plan: McCann Project #293 Mr. Crutchfield displayed the landscape plans and explained their contents. Chairman Kirsop indicated the length of the building should be broken by in- clusion of a minimum number of landscape areas. Mr. Crutchfield explained development pattern of this and neighboring complexes. Commission discussed need for additional planting areas. Motion by Mr. Hartong, seconded by Mr. Bowen and carried to approve the land- scape plan with the stipulation that a minimum of four (4) landscape areas be provided along the west elevation in addition to the two (2) transformer land- scape areas. C. Landscape Plan: McCann Project #368 Mr. Crutchfield displayed and explained the landscape plan and suggested land- scape breakup of building length along west elevation. Motion by Mr. Hartong, seconded by Mr. Bowen and carried to approve the plans with the following stipulations: 1. Street trees not be located more than 30 feet apart. 2. Provide a minimum of two (2) landscape areas along the west elevation. A. PUBLIC HEARING: REZONE, R -1 to C -2 (Skarbo) Mr. Crutchfield introduced this item and explained its location. Chairman Kirsop opened the Public Hearing at 9:00 P.M. and Mr. Crutchfield read the Staff Report. Mr. John Mahlum, architect, stated his objection to Findings #4 and #6 in that the property is virtually level for the most part and noticeably slopes only in the very rear of the site. Also, the site is virtually void of trees excepting the very rear portion of the site. Submitted topographical survey and two photo- graphs of the site. CITY OF TUKWILA PLANNING DIVISION PLANNING COMMISSION STAFF REPORT 26 August 1976 8:00 P.M. AGENDA ITEM VII A : Site Plan-McCann Project #293 McCann Construction Company has proposed development of the fourth warehouse, Project #293, at the Southcenter West Industrial Park located on the west side of Andover Park West about 1000 feet north of South 180th Street. The site plan indicates extension of the private south access road and cul -de- sac while extension of the private north access road is indicated as "future ". Neither is a cul -de -sac represented at the west end of the north access road. Required parking for the 92,125 square foot warehouse is 92 spaces. While 18 spaces are provided at either end of the building, a note on the plans indicates a minimum of 56 spaces must be located along the west elevation. The floor plan and parking layout fail to indicate any landscaping along the west elevation, while the elevation drawings indicate the entire building to be painted in a manner typical of the previous buildings in this industrial park. Although the site plan indicates the location of 30 smoke vents, the elevation drawings indicate no screening of such rooftop equipment. And in consideration of the recent problem encountered in Project #186 regarding truck doors in the end of the building, Staff recommends approval of the plans for Project #293 only with the following stipulations: 1. Truck doors not be located at ends of building. 2. Extension of both the south and north access roads to include typical . cul -de -sac at ends of both roads. 3. Parking be provided for not less than 56 vehicles along west building front. 4. Approval of detailed landscape plan, to include typical plantings along west building front, prior to occupancy. 5. Screening of any rooftop equipment. 25 August 1977 AGENDA ITEM V B • The landscape plan indicates Laurels and Japanese Black Pines at each future tenant entry. Baltic Ivy groundcover and Junipers and Black Pines are indicated in the landscape strips at either end of the building. The plan includes automatic irrigation system. Since the tenant entries have not been identified, Staff recommends approval of the landscape plan subject to installation of typical landscape provisions at each tenant entry.
