Dear Mr. Schankel:
The Tukwila Planning Commission, .in March of 1973,
extended your Temporary Use Permit to allow the
construction and use of a greenhouse within a resi-
dential district.
This action was augmented with the instructions that
the Planning Department grant an extension, on a year
to year basis, if all applicable City regulations are
complied with and no complaints are received regarding
the use of the greenhouse.
As of this date, no complaints have been received
and the construction, to date, complies with City
regulations. Please inform this office at time of
completion of the construction.

Dear Mr. Schankel:
This letter is to inform you of the outcome of the Public
Hearing held at the City Hall on Thursday, 16 March 1972.
It was the concensus of the Planning Commission to grant
a Temporary Use Permit for the period of one (1) year to
allow the use of a greenhouse upon said property, subject
to the following conditions:
1. Storage of all materials shall be adequately
screened from all adjacent residential property.
2. Any sign or means of signing shall conform to the
Sign Ordinance of the City of Tukwila.
3. Provisions be made for adequate off — street parking,
subject to approval by appropriate City official.
The conditions listed above must be complied with and
provided for within any plans submitted to the Building
Department of the City when applying for a Building Permit
to construct the greenhouse.'
This letter constitutes the Temporary Use Permit, and as
stated earlier, must be renewed prior to the end of one, (1)
year from date of this letter.

March 15, 1973
Renewal of Temporary Use Permit
The Planning Commission has been requested to review a
Temporary Use Permit that was granted to Leon K. Schankel,
5436 So. 150th Street on March 17th, 1972. When the
original permit was granted the following conditions
were placed upon the use:
1. Storage of all materials shall be adequately
screened from all adjacent residential pro-
perty.
2. Any sign or means of signing shall comform
to the Sign Ordinance of the City of Tukwila.
3. Provisions be made for adequate off- street
parking subject to approval by appropriate
City officials.
Upon inspection of Schankel's greenhouse on March 8, 1973
it was found that the screening and parking as required
have not yet been provided. Mr. Schankel indicated that
he was still in the process of completing the greenhouse
and that he intended to comply with all of the conditions as
set forth by the Planning Commission.
The Staff recommendation is for approval of the temporary
use permit renewal subject to review by the Staff upon
completion of the project and annual review thereafter to
insure compliance with all City codes.

18.12.010 Additional classifications. The R -1 district
is further subdivided into districts differing only in the
requirements of lot area per family as follows:

R -1 -12.0 12,000 square feet

18.12.020 Use regulations -- Generally. In the R -1
district, no building or land shall be used and no building
shall be erected, altered, or enlarged, which is arranged,
intended or designed for other than one of the uses in this
chapter, except as otherwise provided in Chapters 18.64 and
18.66. (Ord. 251 §4- 1(part), 1957).
18.12.030 Use regulations without special restrictions.
Uses without special restrictions shall be as follows:
(1) One family dwellings;
(2) Publicly owned parks and recreational areas;
(3) Golf club houses, including courses, but not in-
cluding miniature golf courses and driving ranges;
(4) Agriculture;
(5) Greenhouses, nurseries and truck gardening, propo-
gating and cultivating only, of plants, upon approval of

retail or wholesale business shall be carried on upon the
premises so used; And provide

18.12.040 Conditional uses. (a) Uses subject to
specific conditions shall be as follows:
(1) Church plants (not permitted in converted resi-
dential buildings or structures in this district) and com-
munity center buildings;
(2) Public schools, elementary, secondary and high,
and private schools with curricula equivalent to public
