TMC 8.45.030.E.2 Failure to comply with TMC regulations
TMC 8.28.020 International Property Maintenance Code Adoption(IPMC)
Violation#1 ACCUMULATION OF RUBBISH OR GARBAGE
Code Reference: IPMC 308.1(as adopted by TMC 8.28.020)All exterior property and premises shall be free
from any accumulation of rubbish or garbage.
There is a pile of garbage in front of the garage/shed in the back of the house,discarded
tire,windows and other rubbish around the property. (see photos)
Corrective Action: Remove all garbage and rubbish from the entire property.

Violation 4 2 VACANT BUILDINGS,STRUCTURES&PREMISES
Code Reference: TMC 8.28.030(A)All vacant buildings,structures and premises,and all vacant land,shall be
maintained in a clean,safe,secure and sanitary condition as required by the International
Property Maintenance Code,and shall at all times be secured against outside entry,which
shall include the provision of windows and doors with adequate strength to resist
intrusion. All doors and windows must remain locked
The windows of the structure are either open or broken,and are not secured from outside
entry. (see photos) •
. ***On January 27,2014 Police responded to illegal activities at property. Squatters were
removed from property but structure could not be secured.
Corrective Action: Secure all buildings from unlawful entry by covering/boarding,locking,closing all doors,
windows and all other openings.
Compliance Date: 10/06/2014
Violation#3 WEEDS
Code Reference: IPMC 302.4(as adopted by TMC 8.28.020)All premises shall be maintained free from
weeds in excess of 24 inches.
All noxious weeds shall be prohibited. Weeds shall be defined as all grasses,annual plants
and vegetation,other than trees or shrubs provided,however,this term shall not include
cultivated flowers and gardens.
The entire property is overgrown with weeds and grasses in excess of 24 inches.(see
photo)
Corrective Action: Cut and remove all noxious weeds and grasses from the property to a height less than 24
inches.
Compliance Date: 10/06/2014
FAILURE TO COMPLY WITH THIS ORDER MAY SUBJECT YOU TO A MONETARY PENALTY OF UP TO$500 PER DAY
PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PER TMC 8.45.100(2).
Appeal Provisions
A person may,within ten days of receipt of this notice,file with the City Clerk a written notice of appeal
containing the following:
1. A heading with the words:"Before the Hearing Officer of the City of Tukwila"
2. A caption reading:"Appeal of "giving the names of all appellants the appeal. ppellants participating
3. A brief statement setting forth the legal interest of each of the appellants in the property involved in the
notice and order.
4. A brief statement of the specific order or action protested,together with any material facts claimed to
support the contentions of the appellant(s).
5. A brief statement of the relief sought,and the reasons why it is claimed that the notice and order should be
reversed,modified,or otherwise set aside.
6. The signature of all persons named as appellants and their official mailing addresses.
7. The verification(by declaration under penalty of perjury)of each appellant as to the truth of the matters
stated in the appeal.
8. The appeal fee for violations in the LDR zone is$100.00. All other zones$200.00. Fees must accompany the
written notice of appeals.
Failure to appeal this Violation Notice and Order shall constitute a waiver of all rights to any additional
administrative hearings. Failure to respond may result in the matter being forwarded to the City Attorney for
further action.
