Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). Dear Mr. Savage: The initial plan review and site investigation by Building Division indicates that additional information in the form of plans and details are required to show compliance with Tukwila Ordinances. The following comments are applicable: 1. The side yard setback for your carport building must be equal to 10% of the lot width. A site inspection indicates that the posts for your carport have been set approximately 3 to perhaps 4 feet from the side lot line. This must be increased to 7 feet by means or moving the structure. If you feel that the setback is as required, a lot line survey will be required to verify that the actual location of the property line is 7 feet from the nearest projection of the structure. 2. Post footings are required to be founded 18" minimum below finish grade. Existing footings placed without cinspections will have to be exposed as required by Building inspector to confirm footing requirements. 3. CARPORT POSTS: Posts must be founded on concrete piers or pedestals which will support the post at least 6 inches above exposed earth, otherwise the posts must be of treated wood. 4. RAFTERS: Existing rafters (2x6 @48 "o /c) exceed the allowable load and span requirements specified in the Building Code. These rafters may be qualified by increasing the size of members, reducing the span, reducing the spacing or providing engineering analysis to qualify the rafters for the actual spans and loads. A revised roof framing proposal is required to show compliance with the Building Code. 5. ROOF BEAMS: The 2x10 x 14' beams which support the roof rafters exceed the span and allowable load requirements of the Building Code. These beams may be qualified by increasing size, doubling, reducing span, or by providing engineering analysis to qualify the beams for the actual spans and Code prescribed loads. A field inspection of the existing framing indicates that the majority of the load carrying members are supported solely by side nailing. This does not comply with conventional construction provisions of the building code, and cannot be approved unless an engineered design for this form of connection is submitted and approved. 7. It was indicated, during our field investigation that no solid sheathing is to be installed on the roof. If this is the case an alternate method will be required to provide bracing for the roof. Provide details to prescribe a method of bracing. Many of the non code complying conditions are described on the drawings submitted with your permit application. These drawings and details will be the Building Division record of the permit approval. .Consequently, it will be necessary for you to submit new plans and information to show the proposed corrections outlined in these comments..
