RE: Simply Seattle / Southcenter Mall corridor
Plan check number B93 -0039
Dear Christopher:
Concerning your June 17th letter proposing the installation of
two separately located door assemblies in the subject Mall "F"
area corridor, 1 have had a number of discussions with additional
city staff and we have come to the following conclusions.
1. These doors must swing in the direction of travel because of
the potential for hazard in the remaining dead -end corridor
per U.B.C. Section 3304(b). NOTE; Doors may be installed at
a location 20 feet maximum into the dead end as allowed by
U.B.C. Section 3305(e).
2. Hold open devices used across a corridor are required to be
activated by listed smoke detectors, designed for that
purpose per U.B.C. Section 4306(f)1.C.
3. At the locations of the door assembles the minimum rated
wall construction must continue across the corridor and up
to the roof. This will insure the corridor's integrity per
U.B.C. Section 3305(g).
4. It must be agreed that these doors would be removed in 1999
when the corridor are extended out to the main mall, through
Weisfield's and Ben Bridge.
5. A separate building permit is required for the door
installations and lighted exit sign locations. The exit
system work must be completed within 30 days of the
completion of the Simple Seattle tenant improvement.
6. A letter of agreement to these conditions from yourself or
an authorized Mall representative will release the Simply
Seattle tenant improvement permit.

7. After the final sign off on the proposed doors and exit
signs construction, other tenant's which have direct access
to this part of the corridor would be allowed to use it as a
required exit. (Examples; Oak Tree and Wild Pair) Remaining
tenants who are restricted to the dead -end side of the
corridors may continue to use them for service access only
or until the 1999 extension work is completed. (Examples;
Excalibur Cutlery and Ritz Dinner)

RE: Simply Seattle
Unit F616
Southcenter Mall
Seattle, WA
Dear Ken:
In our last conversation on the above referenced subject we raised the
idea of installing doors at the locations noted on the attached plan. These
doors would be an addition to the exit signage already submitted for your
consideration by local shopping center management. The doors would be open
under normal conditions and would employ fusible links and special hardware to
shut them in an emergency situation, thereby allowing only egress.
Effectively, we would be creating a dead -end free corridor directly adjacent
to the Tenant units up for remodeling prior to January 31, 1999. As you know
it is due to the fact that these units must remodel (and therefore potentially
increase the need for second means of egress, as at Simply Seattle) that we
are unable to accept the terms of your conditional approval of the exit sign
programs alone.
If this new proposal is acceptable to the City of Tukwila please notify me
at once so that we may commence our plans for the installation of the doors
thereby eliminating the untimely delay of Simply Sea tle's required remodeling.

RE: Simply Seattle tenant, proposed exit through the existing dead
end corridor of the "F" Mall area.
Dear Ms. Bellwood:
We have received your mitigation proposal for locating directional
exit signs in the existing Mall service corridor as part of the
Simply Seattle building permit application. I have met with both
the Tukwila Fire Marshal and Building Official to come to a
consensus of requirements for this project.
The following list of minimum conditions must be met and agreed too
prior to the issuance of the subject permit.i These conditions do
not exclude any unforseen code requirements, nor do they revise the
previous agreement to extend this corridor to the mall by 1999.
1. The installation of the proposed exit signs is solely for
mitigation of the second exit requirements of the Simply
Seattle permit application. Any future tenant improvement
proposals for any other spaces will not consider this
mitigation for the use of this corridor as an exit.
2. In the past the existing corridor has primarily been used as
a service access for the current tenants and other maintenance
needs. As a service corridor it poses a relatively low hazard
due to the actual low number of occupants using it. The
greater concern exists because of the potential obstruction of
the exit paths by the occasional movement of retail stock or
equipment through the corridor. Therefore, during retail
business hours this corridor must continue to be kept clear of
congestion.
3. All building construction requirements of the corridor (doors,
door closer, wall penetrations, electrical, mechanical, etc.)
must continue to be maintained in compliance with applicable
codes.

Page 2
4. The installation of the proposed exit signs must be in
accordance with the Uniform Building Code, 1991 Edition,
Section 1314, and the Uniform Fire Code, 1991 Edition, Article
12, (please note the requirements for power supply).
. The installation of the exit signs must be completed prior to
the final building inspection for Simply Seattle.
6. The Tukwila Fire Marshal will maintain authority to require
additional exit signs if deemed necessary, as provided by
U.F.C. Section 12.111(b).
To confirm you have received and agree or disagree with these
requirements, please contact this office in writing within ten
working days. In the interim the Simply Seattle project remains on
hold. Feel free to call' me at 431 -3670 if there are any questions.
Sincerely,.

Dear Mr. Nelson:
As per our conversation, find attached a lease plan noting the
locations of the lighted exit signs to be installed in the "F"
building corridor. The arrows note the direction that will be
shown on the specific sign directing persons to the nearest exit.
Please notify the mall office as soon as possible if this meets
with the City's approval so we may proceed with the installation.
Thank you for your assistance with this matter and if you have any
questions, feel free to give me a call.

RE: Simply Seattle tenant improvement, Southcenter mall.
Plan check number: B93 -0039
Dear Mr. Haringa:
After an initial review of subject project it has been
determined that this department would not approve the submitted
rear exit design for the following reasons.
1. The existing mall corridor does not comply to U.B.C. Section
3305 due to the corridors dead -end configuration.
2. The subject tenant space in its prior floor layout had a
smaller retail area resulting in a lower occupant load and
did not require the second exit. It would be considered an
increase of non- compliance to the existing corridor and not
allowed per U.B.C. Section 104.
3. Generally all Southcenter Mall corridors are constructed
with a rating of 2- Hour. The submitted drawing indicates
that 1 -Hour is proposed.

office and /or submit revisions within ten working days. Please
