Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. Rants, Mayor August 20, 1993 Re: Bon Marche - 17000 Southcenter Parkway Dear Sir: The attached set of building plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following concerns: 1. Maintain fire extinguisher coverage throughout. Extinguishers shall be installed on the hangers or in the brackets supplied, mounted in cabinets, or set on shelves (NFPA 10, 1 -6.9), and shall be installed so that the top of the extinguisher is not more than 5 feet above the floor. (NFPA 10, 1 -6.9) • Extinguishers §hall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 1 -6.3) (UFC 10.505A) Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5) 2. No point in a sprinklered building may be more than 200 feet from an exit, measured along the path of travel. (UBC 3303(d)) Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Exit doors shall not be locked, chained, bolted, barred, latched or otherwise rendered unusable. All locking devices shall be of an approved type. Rants, Mayor Obstructions, including storage, shall not be placed in the required width of an exit, except projections as permitted by the Building Code. Exits shall not be obstructed in any manner and shall remain free of any material or matter where its presence would obstruct or render the exit hazardous. (UFC 12.104(a)) Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle is engaged from inside the tenant space. Storage under exterior or interior stairwells shall not be permitted unless such space is protected on the enclosed side by one hour fire- resistive construction and sprinklered where required. (UFC 12.109(c)) Exit hardware and marking shall meet the requirements of the Uniform Fire Code. (UFC 12.106- 12.111) When two or more exits from a story are required, exit signs shall be installed at the required exits and where otherwise necessary to clearly indicate the direction of egress. (UBC 3314(A)) Exits shall be illuminated any time the building is occupied with light having an intensity of not less than 1 foot candle at floor level. Cut the floor track at both sides of the door opening. See Figure #3. 2. At each corner, cut and notch the track. Overlap and anchor the corners. See Figure #3A and #313. 3. Anchor floor track using fasteners (not furnished) appropriate for field conditions and floor •composition. In addition to anchors at corners, fasteners should be spaced in the floor track nominally 3' on center around perimeter, plus one on each side of door opening and at both sides of joints in the floor track. C. WALL INSTALLATION The wall panels are cut to size at the factory and the number of panels by size are listed on the Bill of Materials /Parts Drawing. Please refer to your job shop drawing for the location to install the panels and framing members. Tolerances are close to insure a tight fit and a good job. 1. Re -check the level of the floor. If it is out of level by 4" or more, the highest corner should be the starting point. Shims may have to be placed in the floor track before inserting the wall panels. 2. Place a corner post on the edge of a panel. This step is easier if the honeycomb core is crushed down one or two cells using a hammer handle, see Figure #4A, and giving the panel edge a little squeeze. Peel on the corner post. See Figure #4. NOTE: If the panel core is not honeycomb, the framework may be installed on the panel using a rubber mallet and a wood block as shown in Figure #4C. A wide blade (4 ") putty knife may also be useful. Insert between panel and stud and use as you would a shoehorn. See Figure #4B. Tight fit? Suggestion! Apply soap or parafin to the panel edge — this makes it slick and easier to install the stud. 3. Place a stud or wire stud on the opposite panel edge using the same method in Step 2. NOTE: If a wiring stud is used, do not install the cover plate until after the electrical has been installed. If electrical outlets are to be used, a 2- 1/8 "x4" handy box should be inserted into the wiring stud at this time. See Page 12 for further details. 3 4. Insert the panel intothe floor track with the corner post in the corner. See Figure 14D. 5. Install the next panels in both directions from the corner. Hint: It is easier to install the next stud on the panel while the panel is on its side on the floor. Then install the panel into the upright stud or corner post. 6. Install Cornice Track Corner*. See Figure 14D. * On some installations, ceiling mold and ceiling mold corners may be substituted for cornice track and cornice track corners. This will be used in the same way as cornice track except splice plates are inserted inside the ceiling mold. See Figure 14E. 7. Install next stud and panel, continuing to and around the next corner. Caution: Check each stud for center line dimension, and plumb and shim as required. • 8. After installing the next cornice track corner, cut cornice track to length if required and insert to fit between corners. Install splice plates on the cornice track at all joints. Attach with 3/4" H.H. TEKS. See Figure 15 and #5A. NOTE: Henges Manufacturing, Inc. has provided the quantity and length of cornice track for the fewest field cuts and splices.. For 8' and 16' walls - 8' pieces; for 10' and 12' walls - 12' pieces; for 20' walls - one 8' long and one 12' long; for very large jobs, note the drawings. 9. Re -check the wall and corners for level and plumb. 10. Complete the enclosure the same way you installed the first wall. Make sure you install windows, doors, panels with cutouts, and any other specials in the locations shown on your job shop drawing. NOTE: The last panel is to be installed in the corner diagonally across from your starting point. 11. At each stud or wire stud and at corners install a f" P.H. TEK thru the cornice track into studs and corner posts from inside the building.See Figure #5A.Repeat this by installing screws thru the floor track Into all studs and corner posts. FIXED WINDOW INSTALLATION Upper and lower window panels engage the studs and corner posts in the same manner as the solid wall panels. See Figure 16. 1. Insert the lower window panel into a stud or corner post. 2. Now install the preframed window assembly, inserting the frame into the stud or corner post as far as possible. The horizontal window frame will provide your correct spacing when butted flush to the studs or corner posts. The vinyl gasket should face the interior of the building. 3. Insert the upper window panel. 4. Install the next stud, checking for level and plumb, and continue with the next panel. For a neat job, make certain that the window frames are Inserted all the way into the studs and sill heights align. If you have a wall consisting of all window units, it is imperative that the windows be pushed all the way into the studs; otherwise, the wall will grow in length and the last unit will not fit. E. SLIDING WINDOW INSTALLATION Sliding windows, 36 "x36 ", are factory installed in a 48 "x96" panel.. Only the glass is to be field. installed. Simply unwrap the ball bearings (taped to the bottom window track), and drop them into the track. Insert the framed glass as far as you can into the upper window track and slip it down into the bottom track. NOTE: INSTALL GLASS AFTER BUILDING IS COMPLETE. ' F. DOOR INSTALLATION 1. Make sure the stud or corner post next to the door is plumb. 2. Check the direction of the door swing. 3. Install the door assembly by inserting the door frame fins into the stud or corner post. 4. Install the door header stud *, the over door panel, and the next "H" or wiring stud. See Figure #7. FIG. 7 FIG. TA 5. Plumb the stud. Install the cornice track. Anchor the stud to the floor track and cornice track with 1/2" P.H. TEKS as in Figure #5A. 6. Square the door frame assembly for smooth operation. 7. Using the predrilled holes inthe frames as pilots, drill thru those holes and into the framing members with a #30 bit. See Figure #7A. 8. Screw the door frame into place with #10x2" sheet metal screws provided by Henges Manu- facturing, Inc. with the door assembly. See Figure #7A. 9. Install lockset. Instructions are in the box. If optional door hardware has been purchased, install at this time. NOTE: Double door units are shipped knocked -down for assembly and installation at the job site. Drawing #175H -101F will be sent with each double door job. 7 G. 'LAST PANEL INSTALLATION As discussed earlier, the last two panels are installed in a corner: (Section "C ", Paragraph 10, Page 6). 1. Place splice plates on top of the floor track. See Figure #8. 2. Install a corner post onto a panel. Place this panel on the splice plate and insert into the stud. Gently push this panel to the outside. See Figure 18A. 3. Insert the other panel into a stud at an angle, and then fold these last two panels together, engaging the corner post to the last panel. See Figure 18B. 4. The last two panels should be directly over the floor track and the corner post on both panels. Remove the splice plates and push the panels and corner post down into the floor track. 5. Make sure the corner is square and plumb. Install the cornice track corner and cornice track. FIG. 8 FIG. 8A H. TWO OR THREE WALL INSTALLATIONS 1. Strike a chalk line on the floor at a 90° angle to the existing wall at the point where the new wall is to be attached. This line will locate the outer edge of the floor track. 2. Locate the point on this chalk line where the intersecting new wall will connect (refer to your drawing for dimensions). At this point, strike a chalk line at a 90° angle, adding. 1/8" to the above dimensions, as in Section "A ", Page 2. 3. Complete the outline of the enclosure in the same way. 4. Install the floor track as in Section "B ", Page 3. 5. Attach stud insert to the existing wall using fasteners, (by others) for wall conditions. One end Is to be inserted into the floor track, keeping it centered. See Figure 19. 8 6. Insert "H" stud into the floor track and snap it over the stud insert. Make sure the stud is plumb. Using 1/2" P.H. TEKS, secure stud to floor track and stud insert. 7. Install panels starting at the existing walls, inserting the first panel into the wall starter /stud. Continue the wall installation following the previous instructions. I. INTERIOR WALL INSTALLATION These steps should be followed if you have interior walls dividing your Henges In -Plant into two or more rooms. 1. Locate the points on the outside walls where the interior wall is to intersect. Strike a chalk line on the floor at a 90° angle from one wall to the other as in Section "A ", Page 2. 2. Follow steps #4 thru #7 in section "H ", Pages 8 & 9 except the wall starter will be a wall channel instead of stud & stud insert. See figure 9A 3. The "last panels" are to be installed using the same techniques as in Section "G ", Page 8, except no corner is involved. (a) A stud is installed on a panel, and this panel is (b) inserted into a previously installed stud. (c) Swing out this panel and the panel next to it. (d) Fold these last two panels together, engaging the second panel into the stud. Remove the splice plates from the top of the floor track and push these panels down into the floor track. See Figure #9A. J.: DUST COVER INSTALLATION The standard dust cover is 22 gauge ribbed steel deck. A 2 "x2" aluminum trim angle is provided if required for use with ceiling mold. NOTE: THE DUST COVER IS NOT LOAD BEARING AND WILL NOT SUPPORT THE WEIGHT OF A PERSON, EQUIPMENT, OR BOXES. The deck has been cut -to- length at the factory — up to 151 ". If your in -Plant exceeds 151" in both dimensions, you will have one or more support beams. 1. If ceiling mold is used, place the trim angle on the ceiling mold around perimeter of the building flush with the outside edge of the ceiling mold. Corners may be butted together or mitered on the job as you desire. 2. If support beams are required, check your job drawing for location and dimension. a. Place the beam on top of the cornice track. See Figure #11A, Page 11. b. Check your dimensions by placing a piece of dust cover deck on top of the walls. c. Secure the beam to the cornice track with 2 -3/4" H.H. TEKS thru beam flanges at each end of beam. See Figure #11A, Page 11. NOTE: If the optional "Hidden Beam" method is chosen with panels 9' or higher, an angle bracket is attached to both ends of the beam at the factory. Locate the beam with angle brackets on the cornice track and secure with 2 -3/4" H.H. TEKS at each end. 3. Starting at one end of the building, place the first piece of deck with the side .without the upturned edge on the cornice track. See Figure #11, Page 11. Due to the size of your building, this first panel may be located in up to 6" from the outside of the cornice track. In this case, an MK -1 Filler panel will fit on top of the first full panel and cover the gap to the cornice track. NOTE: On two or three wall buildings, dust cover support angles are anchored to the existing walls. This angle takes the place of the cornice track. Make sure this angle is square with the building. 4. Secure the deck as you proceed with 3/4" H.H. TEKS 18" o.c. at ends and sides. See Figure #11 and #11A, Page 11. 5. Install the next panel onto the upturned edge of the first panel, secure with 3/4" H.H. TEKS 18" o.c. NOTE: If your job requires 151" deck, the MK -1 Fillers and MK -3 12" panels will be provided in shorter lengths up to 148 ". Another short piece will be provided with this. Install the long piece first, then overlap the shorter piece to complete the required length. ANCHOR THE DECK AS YOU GO ALONG! 6. Repeat this procedure to complete the deck installation. 7. If dust cover support beams are used, the deck should be placed on the support beam flanges and secured with 3/4" H.H. TEKS 18" o.c. Dust cover support braces should be installed at each end and no more than 4 feet apart down the' length of the beam. Drill and secure with 3/4" H.H. TEKS. See Figures #11 & #11A, Page 11. 8. APPLY A "NON- LOADBEARING" DECAL TO THE CORNICE TRACK OR TRIM ANGLE ON THE OUTSIDE OF YOUR BUILDING A MINIMUM ONE (1) ON EACH WALL! K. LOAD BEARING DECK If load bearing deck is provided -- follow above directions carefully in addition to details on your job drawing. 10 FIG. 11 FIG. 11B ACOUSTICAL CEILING INSTALLATION The standard ceiling is a nominal 2' x 4' suspended grid type. 1. Determine your ceiling height. It may be determined by field conditions, but your ceiling is easier to install and the lights will fit if the ceiling height is not less than 6" from the top of the walls. 2. Once the ceiling height has been determined, strike a level chalk line on the walls inside the room. To insure a level ceiling, check the lines with a carpenter's level. 3. Fasten the wall molding with 1/2" P.H. TEKS at each stud and corner, making sure the bottom molding is in line with your level chalk mark. For inside corners, lap one piece of molding over the other. Outside corners, if any, can be formed by mitering the two pieces or overlapping. 4. Determine location of main runners as shown on your job drawing or as otherwise desired. This lay -out was used to determine the quantity of ceiling system materials. RE -CHECK YOUR DIMENSIONS! a. Cut the hanger bar into 4" to 5" pieces, bend to form a 90° angle, and fasten to the underside of the deck with 3/4" H.H. TEKS. These should be located to provide a hanger wire no more than 4' o.c. along main runners and at the four corners of each light fixture. See Figure #11, Page 11. b. Cut your hanger wire to length -- usually 12" longer than you need to allow for the loops at the hanger wire tabs and main runner. c. Insert the hanger wires into a hole in the tabs and twist it secure. d. Prepare the first main runner by cutting an end off to locate a cross tee slot the proper distance from the wall. This will be indicated on your ceiling plan to properly center the ceiling grid. Insert the end of the hanger wires into the holes in the main runner, bend up to secure but do not twist the wire at this time. e. Make sure the main runners are level. A level chalk line stretched from wall to wall and parallel to the main runner will facilitate this procedure. f. When you are satisfied the main runner is levels twist the hanger wires. See Figure #11, Page 11. 5. Install the 4' cross tees at paints shown on the job drawing — usually 2' on center. Intersec- tion of main runners and cross tees must form 90° corners. 6. After the lights are installed, install the acoustical tile - border units first. Check your measurements. MAKE SURE YOUR HANDS ARE CLEAN. The patterns should be facing you. Cut the panels individually with a coping saw or a very sharp fiberboard knife. Take care not to mar the surface. Lay the panels on the flanges of the main runners and cross tees. M. ELECTRICAL INSTALLATION 1. General When the electrical package is provided, wiring is not included. You must buy it locally if you are going to install the electrical components. We recommend you check with your local buildir.g commissioner for the type of wire required by local codes. If you do not install this portion yourself, an electrical contractor can be o' service. 12 2. Lights Standard lights are recessed type (sometimes referred to as "troffer" or "flush ") and lay into the ceiling grid — just like the ceiling tile. Lamps are not included. Four (4) lamps per fixture are standard — 4' long, 40 watts, rapid start, cool white. Hook up each fixture to your power sources with code approved components and methods. 3. Light Switch and 110 Volt Outlets (Figure #11B, Page 11.) These items are to be recessed in wiring studs. You'll recall from Section "C" we recommended the wiring stud cover plate not be installed at that time. a. A 2- 1/2 "x4" handy box should have been inserted into the wiring stud at desired locations when the wiring studs were installed. b. Using a 1/2" straight connector, join the handy box and a piece of 1/2" conduit in the wiring stud to a point above the ceiling line. NOTE: If a second outlet or switch is to be installed within one wiring stud, connect the handy boxes together with conduit and straight connectors. 4. 240 Volt Outlet (surface mounted) This 30 amp outlet must be surface mounted and installed in a 4 "x4" handy box. For solid mounting, screw the box to a stud. Use an offset connector to join the box and conduit. Conduit strap should be screwed to the wall to secure the conduit. Pull your code approved wires thru the conduit to the handy box and connect to the outlet. Install the single outlet cover plate #810. The recessed wiring stud may be used to conceal the conduit, if desired. 5. Circuit Breaker Box (surface mounted) Install either inside or outside your building as desired; attach to a stud for solid mounting, conduit, offset connector, and conduit strap are 3/4" for this item. 6. Air Conditioners or Combination Heater -Air Conditioners If purchased from Henges Manufacturing, Inc., a framed cut -out will be provided in a panel. The unit will be in its original container along with installation instructions and warranty forms. Follow the manufacturer's instructions. An outlet should be installed next to this item approximately the level of the bottom of the framed cut -out. Please note your job drawing. 7. Heater Standard heaters are portable floor mounted types. Place on the floor near an outlet and plug in. If you desire, they could be attached to a wall with a metal angle on each side. Follow the manufacturer's instructions and warranty. 8. Exhaust Fan If you have ordered an exhaust fan (standard 180 or 300 CFM), a separate materials list and installation sheet #175H -103 will be provided. The electrical components will be includ- ed as an installation kit with other electrical fittings. Be sure to follow the manufacturer's instructions for wiring the fan. N. BLACK VINYL BASE INSTALLATION This item should be installed on both sides of the walls where they contact the floor. (a) Position the base with the narrow slot facing out; (b) secure with 1/2" P.H.
