Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. According to the situation that you described to Dave, the parapet height at the front of the building is (8) inches above the adjacent roofing surface. The front roof drains have crickets that are (4) inches higher than the low points. If a drain fails to function in an otherwise unloaded condition no snow load), the water height would reach the top of the cricket before overflowing to the other roof drains. This would result in a triangular loading on the roof trusses of 21 PSF at the wall tapering to 0 PSF approximately (6) feet out from the wall. This loading condition does not exceed the design load for the trusses. In the unlikely event that • all of the drains fail to function at the front of the building in an otherwise unloaded condition, the water would reach the top of the parapet. This would result in a triangular loading on the roof trusses of 42 PSF at the wall tapering to 0 PSF approximately (12) feet from the wall. Although this loading condition results in smaller reactions, web member forces, and chord axial forces, it does exceed the design load condition for localized top chord bending in the first panel of the truss. This loading condition, due to the accumulation of only rain water, is, in our opinion, unlikely as all (5) drains along this side of the building would have to be obstructed. No structural modifications are recommended to address the possible accumulation of rain water under the more likely scenario of (1) one or more drains plugging. After our contractor did some basic work for structural upgrading it was determined that the existing roof membrane could not be repaired and needed to be replaced. Per our phone conversation you said you needed some basic information about what we are planning to do. It is as follows: 1) Remove existing roofing, perform necessary sheathing repairs and related carpentry work. 2) Install a new built -up roof system consisting of a fiberglass base sheet, 3/4 inch perlite mopped over the base sheet with hot asphalt, three plies of fiberglass ply sheets, embedded in hot asphalt, and one ply of fiberglass cap sheet embedded in hot asphalt. 3) Install new roof drains and crickets as noted on attached plan. 4) Provide new coping flashing as, necessary. 5) System to provide a class B fire rating.
