Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. The numbered comments, below, refer directly to the photographs. 1. View from west of the project site, looking east. The "existing" photo shows the area affected by our proposal, as indicated on the Site Map of the construction documents. On the overlay, I have noted the extent of the ROSS Dress For Less tenancy, as well as the amount of "new" building facade which will result from this proposal (15' x 60' = 900sf). 2. View from west of the project site, looking east. The "existing" photo shows the area of the proposal in some greater detail. On the overlay, note that the ROSS sign is to be relocated on to the proposed structure. The sign itself will be the subject of a separate submittal, as it is not inherently an integral part of this proposal. 3. View from southwest of the project site, looking northeast. The "existing" photo shows the subject building facade as it makes a 90° turn and extends westward to Southcenter Parkway. On the overlay, note the proposed structure as it will be seen from the east end of what is now the Check Medical Center. 4. View from southwest of the project site, looking southeast. The mature trees are an attractive element, and there is no plan, at this time, to remove them for purposes of construction. The next series of photos are included for reference, apropos our conversation, and as an example of existing construction, similar to that which is proposed 6. View from the west, looking to the east, of the mall "bay" immediately to the north of the subject site. The photo depicts the presence of two structures, similar to that which is the subject of this plan review application, already in place. Note the appearance of the 'cut-out' corners, as well as the placement of the structures in relation to the roofs. These structures are constructed, in part, from wood. As you will note in the documents which have been submitted for plan review, our proposal is to accomplish the current project with an E.I,F.S. system, this for the sake of appearance, maintenance, and longevity. 7/8. Detailed views of the structures referenced under comment #6. Note that the diagonal bracing supporting the structures against lateral (wind) load is quite prominent. In photo #7, a return wall of the structure is visible as well. The same would be true of the structure in photo #8, were it not for the angle of the photo.
