The Church owns the adjacent - single- family homes. U A row of evergreen trees separates the Church from the adjacent cemetery. w Z co O H SPECIAL PERMISSION CRITERIA Tukwila Municipal Code (TMC) 18.50.060 allows cargo containers to be used as an accessory use for institutional uses in the low- density residential district. All cargo containers must comply with criteria detailed in Section 18.50.060 of the Tukwila Municipal Code and be approved as a Type II application: 1) Only two cargo containers will be allowed per lot, matinuun length 30 feet. The proposed cargo containers are 20 feet in length and 10 feet in width. 2) The container is located to minimize the visual impact to adjacent properties, parks, trials and rights -of -way as determined by the Director. The Church will provide a visual buffer, screening the containers from South 140 Street. As noted, a large row of evergreen trees separates the cemetery from the Church. These trees will help reduce any visual impacts to the cemetery. The cargo containers will be visible to the single - family homes to the east, but these homes are owned by the Church and are part of the large premise for the church. z z 3) The cargo container is sufficiently screened from adjacent properties, parks, trails and re rights -of -way, as determined by the Director. The containers will be painted to match the building and neither location is visible from Military Road S., nor S. 140 St. No parking spaces are being displaced, rather yard space — a flower bed and lawn — are being used. Adjacent properties are already screened by large evergreen trees: the Cemetery (90 +' to the east) and the Vet Hospital (100 +' to the NW). The Church owns the properties West and North of the site for 200+' and 350 +' respectively. The church building and the topography of the site blocks any sight of the containers from the South.
