The next step in the process is to record the boundary line adjustment with King County. I am enclosing a hand out that explains the recording procedures. If you would like a recorded copy of the documents you will need to take two copies plus the originals to the County for recording. The boundary line adjustment is not complete until the recording occurs and copies of the recorded documents are provided to the Department of Community Development. The signature of the Chairman of the Short Subdivision Committee certifies that your boundary line adjustment application is ready for recording. You will need to pay the recording fees and submit your approved original boundary line adjustment to the King County Department of Public Records (206- 296 - 1570). After recording, the County returns the recorded original to the City of Tukwila within 4 to 6 weeks, at which time your boundary line adjustment is considered complete. Mullet, Mayor Your application for a boundary line adjustment for property located at 6230 South 149 Place has been found to be complete on March 6, 2002 for the purposes of meeting state mandated time requirements. The following revisions are needed to the boundary line adjustment in order for it to be ready for approval by the City: Boundary Line Adjustments: For simplicity and clarity I would recommend that the surveyor combine the two BLA's into one overall boundary line adjustment, using record of survey format. If you choose to proceed with the two -step approach, then please make sure the format of the documents (both the lot drawings illustrating old and new lot lines and the written descriptions of the parcels) meet King County recording standards (see Attachment A). The drawing must show the access into the lots and clearly identify Lots A, B and C (currently a parcel C is identified in one of the legal descriptions but is not identified on a map.) I am enclosing an example of a BLA that was approved several years ago so you can see the format (Attachment B). On the legal description for Lot A of the first BLA, (copy enclosed, Attachment C) our review indicates that it could be clearer what the "southeasterly" 5 feet is by including bearings. Please ask your surveyor to review this portion of the legal description. Easement: I am enclosing information from the Public Works Department on easements (Attachment D) and how they are formatted. A drawing will need to be attached to the easement language to illustrate the location of the easement. King County has standard formatting requirements for recording documents (see Attachment A). Please have your surveyor use the County standards for the final drawings. Mullet, Mayor Fire Department Thomas P Keefe, Fire Chief After evaluating your request for changing your home address, the Fire Department has agreed that this problem needs clarifying. The proposed subdivision will create the potential for the construction of two additional homes on the long private drive. The Private Drive will become S 149 Place. Because you are the proponents of this change and because the street will remain a private drive, you will be responsible for installing and maintaining the street sign. I have enclosed the detail sheet for the sign provided by Tukwila Public Works Department. In addition, the private drive will become a Fire Lane and shall be maintained as such. You will need to ensure that you have 13'6" of vertical clearance and 20' in width, with an all weather driving surface capable of supporting a Fire Engine. You will have 90 Days from the date of this letter to have this work completed. Prior to any new home construction on the newly created lots, the following two items will need to be installed per Tukwila Public Works Standards. 1) Install a fire hydrant at 149 P1. and 62 Ave S. on the East Side of 62 2) Pave the Fire Lane with an impervious surface, to include the hammerhead turn a round.
