This exceeds the maximum allowable size per TMC 19.32.140(A) by 4.2ft. but is still less than the maximum 6% of the EBF permitted under TMC 19.32.150. Mullet, Mayor The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 16 %. The exposed building face is 500 square feet. (see attachments B and C). Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.32.150." TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback 165 feet from Southcenter Parkway. This setback is eleven times the minimum 15 foot setback required for the TUC zone. As stated above, the standard allowed sign area would normally be 25 square feet (5% of the tenant's exposed building face of 500 square feet). Since the building is setback eleven times the minimum required setback for this zone, the 6% formula sited earlier would apply. Under this formula the maximum allowed sign area would be 30 square feet which is greater than the area of the proposed sign. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a 16% increase in sign area. 2. The proposed sign size of 29.02 square feet is within the allowed area established by the doubling of the setback and complies with the 6% maximum mandated by TMC 19.32.150. DECISION The request to increase the allowable sign size from 25 to 29.2 square feet, per TMC 19.32.140(A), is hereby approved.
