FINDINGS
Vicinity /Site Information
The applicant requests approval for a Special Permission Permit increasing the maximum
allowable size of two wall signs.
Approval for two wall mounted signs that are 3.4% and
1.8% of the EBF (Exposed Building Face). The 230 sq. ft.
sign on the north (front) facade, exceeds the maximum
allowable size per TMC 19.32.140(A) by 80 sq. ft. and the
172 sq. ft. sign on the west (side) facade, exceeds the
maximum allowable size by 22 sq. ft. Both signs however
are still less than the maximum 500 sq. ft. or 6% of the
EBF permitted under TMC 19.32.150.

Sian One (west/front facade): The exposed building face on the west facade is 6,592 square feet.
With approval of the Special Permission Permit, the wall sign will be 3.4% of the EBF, or 230
square feet, versus the normal maximum of 150 square feet. The sign is 23 feet wide and 10 feet
in height. (see attachment B).

Sign Two (north /side facade): The exposed building face on the north facade is 9,361 square
feet. With approval of the Special Permission Permit, the wall sign will be 1.8% of the EBF or
172 square feet. This is 22 square feet over the normal maximum of 150 square feet. The sign is
irregularly shaped (see attachment B).
Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.32.150." TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face..." or
"a maximum of 500 square feet."
Sign One (west/front facade): The applicant's building is setback 75 feet from Tukwila
International Blvd. on the west. This setback of 75 feet is 3.75 times the minimum required front
setback of 20 feet in the MIC/H. Per TMC 19.32.140(A) this gives the applicant a potential sign
area of up to 375 square feet, 145 feet larger than they are requesting.
Sign Two (north /side facade): The applicant's building is setback120 feet from S 112 St. on the
north. Unfortunately the zoning code lists no minimum side setback in the MIC/H zone.
Because 6% of 9,361 is 561, the maximum theoretical allowable size for this sign is 500 square
feet, which is 328 square feet larger than the applicant is requesting. Even if 31 ft. side zoning
setbacks were implemented tomorrow (11ft. more than is required for the front; in no zone is the
side setback larger than the front) the applicant would still be allowed to erect a 500 square foot
sign under TMC 19.32.140(A). Furthermore this building does not face any residential zones.
For these reasons I am suggesting that the Special Permission Permit be granted.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for the 14% and 53% increases in sign
areas requested by the applicant.
2. The proposed sign sizes of 230 and 172 square feet are consistent with the 50% increase per
doubling of the setback and do not exceed the maximum 6% of EBF or 500 square feet
established in TMC 19.32.150.
DECISION
The request to increase the allowable sign sizes from 150 square feet to 230 and 172 square feet,
per TMC 19.32.140(A), is hereby approved.
