FINDINGS
Vicinity /Site Information
The applicant requests approval for a Special Permission Permit increasing the maximum
allowable size of one wall sign.
The exposed building face on the west facade is 2,492 square feet. With approval of the Special
Permission Permit, the wall sign will be 4.2% of the EBF, or 104 square feet, versus the normal
maximum of 95 square feet. The sign is 29'9" in length and 3'6" in height. (see attachment).

Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.32.150." TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face..." or
"a maximum of 500 square feet."
The applicant's building is setback almost 440 feet from Southcenter Pkwy on the west. This
approximate setback of 440 feet is almost 30 times the minimum required front setback of 15
feet in the TUC. Per TMC 19.32.140(A) this gives the applicant a potential sign area of up to
150 square feet, 46 square feet larger than they are requesting.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for the 9.5% increase in sign area
requested by the applicant.
2. The proposed sign size 104 square feet is consistent with the 50% increase per doubling of
the setback and does not exceed the maximum 6% of EBF or 500 square feet established in
TMC 19.32.150.
DECISION
The request to increase the allowable sign size from 94 square feet to 104 square feet, per TMC
19.32.140(A), is hereby approved.
