This letter is to notify you that the above referenced application has been currently closed as no
re- submittal was received from you in response to the City's request for additional information
dated August 13, 2003.
Also, on the phone you informed us that due to moratorium on open cut on 42 Avenue South,
you would not like to pursue this short plat at this time. Since we did not receive any response
from you, the application file has been currently closed. If you wish to pursue this project, a new
short plat application must be submitted.

Conclusion:
All three driveway locations evaluated in this study meet the stopping site
distance requirement. Although due to steepness of existing driveway, it is recommended
that a new driveway for Lot 1 to be located south of existing driveway as shown on the
engineering plan.

1. Applicant shall contact Finance Department; our records indicate there is a storm &
surface water lien. o
2. Show the nearest Fire Hydrant and its distance to the property measured by means of
vehicles. If required fire hydrant coverage is not met, Fire Department will ask for an o
installation of an additional fire hydrant or require a sprinkler system in the house.
3. A sight distance study per AASHTO required for proposed driveway locations. Limited
visibility due to six feet tall retaining wall at 15438 -42d Avenue South. Evaluate if a joint
driveway will work. Contact Cyndy Knighton, Public Works Senior Transportation Engineer
at 206 - 433 -0179 for scope and details.
4. Due to steep slopes the property is subject to a sensitive area covenant and a hold
harmless agreement (see attached).
5. A separate permit from Public Works is required for drivewav construction.

1. Finance department has been contacted and required fee has been paid.
2. The nearest Fire Hydrant is shown on sheet CI and its distance has been added to
the plans.
3. A sight distance measurement has been conducted and the result is enclosed.
4. The property does not contain steep slopes. The hold harmless agreement if
determined required will be signed and submitted to city prior to final short plat
recording.
