SCHOENBACHLER, a married man, as his separate property (hereinafter called "Lessor "), and JACK A. BENAROYA COMPANY, a Washington corporation (hereinafter called "Lessee "), as follows: 1. Term and Premises. Under the provisions of such Lease, Lessee may use the Premises for a parking lot. 2. Right of First Refusal. Pursuant to Article 15 of such Lease, Lessor grants to Lessee a right of first refusal with respect to bona fide offers from third parties with respect to purchase or lease of the Premises under the terms and conditions therein specified. 1% EXCISE TAX NOT REQUIRED Ping Co.
