The maximum allowed sign area for sign on west elevation is proposed to be increased by 55.9 %, i.e. from 92.34- sq. ft. to 144- sq. ft. No freestanding sign is proposed. Decisional Criteria TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up to maximum of 500 sq. ft. West Facade: The sign is proposed on a building facade that is setback 148' from the west property line. This setback is 9.8 times the minimum setback requirement for. the TUC zone. Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 92.3- sq. ft. for an EBF of 2411.5 -sq. ft. Since the building is setback 9.8 times the minimum setback required for the underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent of EBF (2411.5 sq. ft.) is 144.6 -sq. ft; hence the maximum allowed sign area on west facade is 144.6 sq. ft. South Facade: The sign is proposed on a building facade that is setback 75' from the south property line. This setback is 5 times the minimum setback requirement for the TUC zone. PerTable 1 of TMC 19.32.140, the standard allowed sign area would normally be 150- sq. ft. for an EBF of 9666 -sq. ft. Since the building is setback 5 times the minimum setback required for the underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent of EBF (9666- sq. ft.) is 579.96 -sq. ft; hence the maximum allowed sign area on south facade is 500 sq. ft. February 20, 2001 L01 -12 Page 3 of 3 CONCLUSIONS 1. The building is setback a sufficient distance to allow for a doubling of allowed sign area. 2. Sign area for both signs is less than the maximum permitted area. The proposed sign area on west facade is 144 sq. ft., which less than maximum permitted for that facade (6% of EBF- 144.6sq.ft.). The proposed sign area on the south facade is.400 sq.ft., which is less than the maximum permitted for that facade (500 -sq. ft.) DECISION The request to increase sign area from 92.3 -sq. ft to 144 -sq. ft. for the proposed sign on west facade is approved. The request to increase sign area from 150 -sq. ft. to 400 -sq.ft. on south facade is also approved.
