Dear Ms. Dhaliwal,
Per the documentation sent by your office, we are requesting a waiver to mount our
signs in an area described by the city as single - family, residential, (TMC 19.32.080).
Please find attached a completed, notarized application, 2ea copies of to-scale
drawings and our check in the amount of $200.00 for the permit fee.
We propose to bolt directly to the siding the following signs in the following locations:
1) White aluminum sign with black lettering, 2'X4 facing 44 Place South, placed
in the lower right corner of the wall noted #1 on the drawings. The WC logo is red and
green to match our building trim.

FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission Sign to allow signs for a non-
conforming use in a residential zone. The area adjoining the subject site is zoned Low Density.
Residential. Western Cascade, the existing business on the subject site, is involved in fabricat•
and repair of tanks. It is a legal non - conforming use.
Decisional Criteria
TMC 19.32.080(B) allows approved conditional uses to install signs in single - family zones. The
maximum permitted area for such signs is 32 square feet. The existing use is not an approved
conditional use but a legal non - conforming use. It is determined that TMC 19.32.080(B) is also
applicable to legal non - conforming uses.
CONCLUSIONS
The proposal to install two 8 square feet signs in LDR zone meets the code requirements of TMC
19.32.080, as the combined sign area is less than the maximum permitted, which is 32 square
feet.
DECISION
The request to install two 8 square feet signs for a legal non - conforming use in a residential zone
is approved.

Re: Removal of signs associated with Western Cascade, 12065 -44` Place South
Tukwila WA 98178.
This letter is in response to your request for written documentation from City of Tukwila
regarding removal of signs associated with Western Cascade. As indicated by you the
Washington State Department of Licensing requires you to install some signs. However
the signs are not permitted under City of Tukwila Municipal Code (TMC). It is our
understanding that since our meeting you have contacted the Department of Licensing to
request a waiver from their sign requirements and they need documentation from the City
stating the signs are not permitted.
Western Cascade is a legal nonconforming use as the subject site is zoned Low Density
Residential (LDR). It was issued Type II approval for fabrication and repair of tanks.
Therefore all signs associated with vehicle sales must be removed. Additionally, refer to
the attached TMC 19.32.080 sign regulations that apply to the Low Density Residential
zoning district. The existing signs do not meet the requirements listed under TMC
19.32.080 and must be removed.

6. If there is more than one dealer at the location, then all records, office facilities, and
inventory, if any, must be physically segregated and clearly identified.
7. The dealer must provide evidence of leasehold, rental, or ownership of the property

TAKEN NOT LESS THAN ONCE A DAY. NOR LESS THAN ONCE FOR EACH 150
CUBIC YARDS OF CONCRETE NOR LESS THAN ONCE FOR EACH 5000 SQUARE
FEET OF SURFACE AREA FOR SLABS OR WALLS. TAKE 3 CYLINDERS FOR EACH
TEST. TEST CYLINDERS AT 7 AND 28 DAYS. HOLD 3RD CYLINDER FOR
FURTHER TESTING, IF REQUIRED,
ANCHOR BOLTS - INSPECT PLACEMENT PRIOR TO POURING CONCRETE.
EXPANSION BOLTS - PROVIDE TORQUE TESTING PER MANUFACTURER
SPECIFICATIONS FOR ALL EXPANSION BOLTS, VERIFY SPECIFIED LENGTH
AND DIAMETER OF BOLTS.
SPECIAL CONDITIONS:
CONTRACTOR TO COORDINATE ALL TRADES AND VERIFY DIMENSIONS IN FIELD.
OBTAIN ARCHITECT'S APPROVAL PRIOR TO AU. FIELD CHANGES. SEE
