The proposal is to install a wall sign for a restaurant on the first floor of an existing hotel building. The existing hotel building has two wall signs, one on the same facade as the proposed restaurant sign. The west facade has an existing 112 -sq. ft. wall sign for the hotel and a 53.78 sq. ft. wall sign for the restaurant is proposed on the same facade. Per Tukwila Municipal Code (TMC) 19.32.190, hotels are permitted one sign per facade and an additional sign for a restaurant is allowed on the first floor. However the sign area of all signs on one facade must meet the maximum allowed per Table 1, 19.32.140A, i.e. 150- sq. ft. for west facade. Decisional Criteria TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up to maximum of 500 sq. ft. The sign is proposed on a building facade that is setback 75' from the west property line (along West Valley Highway). This setback is 5 times the setback requirement for the Tukwila Urban Center zone. As stated above, per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 150 -sq. ft. for an EBF of over 5000 sq. ft. Since the building is setback 5 times the minimum setback required for the underlying zone, the maximum allowed sign area is 6% of EBF up to a maximum of 500 sq. ft. Six percent of EBF (13,345 -sq. ft.) is 800 -sq. ft. Hence the maximum allowed sign area of all signs on west facade is 500 -sq. ft. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a doubling of allowed sign area. 2.
