I have been assigned your file by the Planning Manager. We have received and reviewed the documentation you submitted on July 31st and September 5th. Public Works has the following comments: 1. The previous Short Plat (L2000 -016) shows a 10 foot wide gravel driveway going across Lot 1. This driveway provided access to a greenhouse, which no longer exists. Schedule B, Item #8 of the title report for Lot 2 (Fidelity National, dated 1/16/01) discloses an "easement delineated and /or dedicated on the face of the short plat ". Schedule B. Item #3 of the title report for Lot 1 (Chicago Title, dated 8/27/01) incorporates this easement by reference. The Public Works Department believes it would be beneficial to rescind the easement in question and remove references to it from both of the title reports. Please provide us with revised copies of the title reports. 2. The new legal description for Parcel B on the Plat Map contains a typographical error. This error appears in the third line from the bottom as follows: "23° 08'09" EAST 44.54 FEET; THENCE SOUTH 03° 41'003" EAST 47.81 FEET:" Please remove the extra "0" that appears in that sentence, as shown in bold, above. 3.
