Steven M. Mullet, Mayor The request for a 22.5% increase, from 147.E -sq. ft to 180.66 -sq. ft. for the proposed sign on west facade of the building located at 16700 Southcenter Parkway is approved. This decision is based on the Findings and Conclusions listed below. BACKGROUND L01 -060 Heath Company for Toys R Us Approval for a Special Permission Sign, increasing the allowed sign area. The maximum allowed sign area for sign on west elevation is proposed to be increased by 22.5 %, i.e. from 147.5- sq. ft. to 180.66- sq. ft. 16700 Southcenter Parkway TUC TUC No determination required Minnie Dhaliwal There are three detached buildings on the subject site. Two of them are strip retail and one of them is occupied by single tenant — Toys R Us. This request is for a Special Permission Sign to increase the maximum allowed sign area on the west facade of the building that is occupied by Toys R Us by 22.5 %. There is one freestanding sign on the site and it lists Toys R Us. TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up to maximum of 500 sq. ft. 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • Phone: 206 - 431 -3670 • Fax: 206- 431 -3665 The sign is proposed on a building facade that is setback approximately 270' from the west property line. This setback is 18 times the minimum setback requirement for the TUC zone. L01 -053 Page 2 of 2 Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 147.5- sq. ft. for an EBF of 4,875 -sq. ft. Since the building is setback 18 times the minimum setback required for the underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent of EBF (4,875 -sq. ft.) is 292.5 -sq. ft; hence the maximum allowed sign area on west facade is 292.5 sq. ft. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a doubling of allowed sign area. 2 The proposed sign area is 180.66 sq. ft., which less than maximum permitted for that facade (6% of EBF -292.5 sq. ft.). APPEAL PROCESS This decision may be appealed to the Planning Commission within 14 days from the issuance of this Notice of Decision. All appeal material must be submitted to the Department of Community Development.
