NOTICE OF DECISION
This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code
(TMC) 18.401.170.
The request for a 28% increase, from 72.44 -sq. ft to 92.5 -sq. ft. for the proposed sign on
west facade of the building located at 17348 Southcenter Parkway is approved.
This decision is based on the Findings and Conclusions listed below.

The sign is proposed on the west facade of a tenant space in the Parkway Supercenter complex.
This request is for a Special Permission Sign to increase the maximum allowed sign by 28 %. The
exposed building face (EBF) is 1,748 square feet. With the approval of the Special Permission
Application, the wall sign would be 92.5 square feet (5.3% of EBF) versus the normal maximum
of 72.44 square feet (4.1% of EBF).

TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the
required minimum setback...but in no case shall the sign area exceed that permitted in TMC
19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the
exposed building face (EBF) up to maximum of 500 sq. ft.

The sign is proposed on a building facade that is setback approximately 532' from the west
property line. This setback is 35 times the minimum setback requirement for the TUC zone.

Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 72.44- sq. ft.
for an EBF of 1,748 -sq. ft. Since the building is setback 35 times the minimum setback required
for the underlying zone, the maximum sign area is allowed to be increased 50% for each
doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six
percent of EBF (1,748 -sq. ft.) is 104.88 -sq. ft; hence the maximum allowed sign area on west
facade is 104.88 sq. ft.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for a doubling of allowed sign area.
2 The proposed sign area is 92.5 sq. ft., which less than maximum permitted for that facade
(6% of EBF- 104.88 sq. ft.).
APPEAL PROCESS
This decision may be appealed to the Planning Commission within 14 days from the issuance of
this Notice of Decision. All appeal material must be submitted to the Department of Community
Development. If you wish to appeal this decision, please call the Department of Community
