The request for a 7.3% increase, from 110.57 -sq. ft. to 118.65 -sq. ft. for the proposed sign on west facade of the building located at 17740 Southcenter Parkway is approved. This decision is based on the Findings and Conclusions listed below. File Number: L01 -069 Applicant: Dwinell's Visual Systems for David's Bridal Request: Approval for a Special Permission Sign, increasing the allowed sign area. The maximum allowed sign is proposed to be increased by 7.3 %, i.e. from 110.57- sq. ft. to 118.65 - sq. ft. Location: 17740 Southcenter Parkway Comprehensive Plan Designation: TUC Zoning District: TUC SEPA: No determination required Staff: Minnie Dhaliwal The sign is proposed on the west facade of a tenant space in the Parkway Supercenter complex. This request is for a Special Permission Sign to increase the maximum allowed sign by 7.3 %. The exposed building face (EBF) is 3028.34 square feet. With the approval of the Special Permission Application, the wall sign would be 118.65 square feet (3.9% of EBF) versus the normal maximum of 110.57 square feet (3.6% of EBF). TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. This setback is 16.E times the minimum setback requirement for the TUC zone. Per Table 1 of TIC 19.32.140, the standard allowed sign area would normally be 110.57- sq. ft. for an EBF of 3,028.34 -sq. ft. Since the building is setback 16.5 times the minimum setback z. required for the underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six v percent of EBF (3,028.34 -sq. ft.) is 181.7 -sq. ft; hence the maximum allowed sign area on west 0 o. facade is 181.7 sq. ft.
