This letter is to inform you that your application for a special permission sign area
increase (L01 -070) has been approved. The decision is regarding the increase of the
south facing Comfort Suites wall sign at 7200 Fun Center Way.
The requested increase in sign area is permissible under TMC 19.32.140(A). Approval of
the special permission was contingent upon revisions made to the proposed monument
sign on the same site. Those revisions were received; the appropriate changes were made
and your special permission has been approved.

NOTICE OF DECISION
This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code
(TMC) 18.401.170.
The request for a approximately 137% increase, from 150 -sq. ft. to 355.91 -sq. ft. for the
proposed sign on south facade of the Comfort Suites hotel building located at 7200 Fun
Center Way is approved.
This decision is based on the Findings and Conclusions listed below.

sign area. The maximum allowed sign is proposed to be increased
by 137 %, i.e. from 150- sq. ft. to 355.91 -sq. ft.

The sign is proposed on the south facade of hotel building that is under construction at this time.
This request is for a Special Permission Sign to increase the maximum allowed sign by 137 %.
The exposed building face (EBF) is 15,000 square feet. With the approval of the Special
Permission Application, the wall sign would be 355.91 square feet (2.37% of EBF) versus the
normal maximum of 150 square feet.
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the
required minimum setback...but in no case shall the sign area exceed that permitted in TMC

19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the
exposed building face (EBF) up to maximum of 500 sq. ft.
The sign is proposed on a building facade that is setback approximately 100' from the south
property line. The minimum setback requirement for the C /LI zone is 25 feet and the building is
setback 100 feet. _ ~

Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 150- sq. ft. for 6 v
an EBF of 15,000 -sq. ft. Since the required setback for the underlying zone is 25 feet and the o

building is setback 100 feet, the maximum sign area is allowed to be increased 50% for each w W
doubling of the required minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. -J w
Thus for each additional 25 feet setback above the required 25 feet, the maximum sign area could w o
be increased by 50 %. A total of 150% increase is allowed for the additional 75 feet setback.
Therefore the maximum sign area allowed on the south facade is 375 square feet (150+ 150% of j
150), which is less than 500 sq. ft. and six percent of EBF (900sq. ft.).

CONCLUSIONS
1. The building is setback a sufficient distance to allow for a 150% increase of the allowed sign
area.
2 The proposed sign area is 355.91 sq. ft., which is less than maximum permitted for that
facade (375 sq. ft.).

This decision may be appealed to the Planning Commission within 14 days from the issuance of
this Notice of Decision. All appeal material must be submitted to the Department of Community

1. The buffer is vegetated and includes an enhancement plan as may be required to
improve the buffer function and value; or
If there is no significant vegetation in the buffer, a buffer may be reduced only if an
enhancement plan is provided. The plan must include using a variety of native
vegetation that improves the functional attributes of the buffer and provides additional
protection for the wetland or watercourse functions and values.
SIGN DEVIATIONS .
