This letter serves as a Notice of Decision and is issued pursuant to Tukwila Municipal Code (TMC)
18.401.170.
A request to increase the allowable wall sign area, from 133.2 sq. ft. to 249.6 for the building at
17750 West Valley Highway.
This decision is based on the Findings and Conclusions listed below.

FINDINGS
Vicinity/Site Information
The signs being proposed would be located on the west wall of the multi - tenant building located at 17750
West Valley Highway and will face directly towards West Valley Highway. The zoning on the property
is Commercial/Light Industrial (C\LI) and surrounding land uses are commercial. The exposed building
face (EBF) is 4,160 square feet.

Decision Criteria
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the required
minimum setback...but in no case shall the sign area exceed that permitted in TMC 19.32.150. Pursuant
to TMC 19.32.150, the maximum allowed sign area could be 6% of the exposed building face (EBF) up
to maximum of 500 sq. ft.
The required front setback in the C/LI is 25 feet. The building is setback between 89 and 100 feet,
depending upon which portion of the west wall is measured to West Valley Highway. The building is
setback at least three times the required setback requirement.
Per Table 1 of TMC 19.32.140, the standard allowed sign area would normally be 133.2 -sq. ft. for an
EBF of 4,160 square feet. Since the building is setback three times the minimum setback required for the
underlying zone, the maximum sign area is allowed to be increased 50% for each doubling of the required
minimum setback up to 6% of EBF or 500 sq. ft., whichever is less. Six percent of EBF (4,160.5 -sq. ft.) is
249.6 -sq. ft; thus the maximum allowed sign area on facade is 249.6 -sq. ft. The applicant is requesting a
sign size that is equal to the six percent maximum sign area allowed for the wall.
CONCLUSIONS
1. The building is setback a sufficient distance to allow an increase in the wall sign area.
2 The proposed sign area is 249.6 -sq. ft., which is equal to the permitted size for that facade (6% of
EBF -4,160 sq. ft.).
INFORMATIONAL ITEM
This Special Permission approval has increased the total allowable signage on the west wall of the
building to 249.6 square feet. Individual tenant signs to be installed on the building must obtain
individual sign permits from the Department of Community Development. The property owner will be
the individual responsible for allocating the sign budget between the building's tenants.
The increase granted with this application only applies to permanent signs. Allowable signage for
temporary signs is separate from this application.
APPEAL PROCESS
This decision may be appealed to the Planning Commission within 14 days from the issuance of this
Notice of Decision. All appeal material must be submitted to the Department of Community
Development. If you wish to appeal this decision, please call the Department of Community Development
at 206 - 431 -3670 to obtain a copy of appeal procedures.

I, Nick Sciola, am the owner of the building at 17750 West Valley Highway. I am
requesting approval of a sign deviation from the Tukwila sign code for at least a 50%
increase in wall sign area due to a more than doubling of the required building setback.
The required building setback is 25 feet and my building is set back by 100 feet on the
northwest corner and by 89 feet on the southwest corner. These distances are more than
triple the city's setback requirements.
I have multiple tenants in this building, which has approximately 80,000 square feet of
floor space. The front four tenants are all retail tenants, who tell me their business and
survival is critically dependent on wall signage. The current front wall space allows
133.2 square feet of signage. An additional 50% increase would bring this to 200 total
square feet. The Tukwila sign code in Section 19.32.140, paragraph A.2 states, "Table 1
may be increased no more than 50% for each doubling of the required minimum setback
from the wall." Since our wall is over triple the required setback, I am asking for an
additional 50 square feet increase that would bring the total to 250 square feet. This total
of 250 square feet is within the overall limitation of 6% of our wall space.
Please rule favorably on my request. My tenants and myself employ over 300 people and
signage to them is critical to survival. Thank you for your consideration in this most
critical area.
