RE: Boulevard Motel
Dear Mr. Singh:
It has come to the City's attention that you have purchased the Boulevard Hotel, located
at 14440 Tukwila International Boulevard. The purpose of this letter to communicate
some zoning issues regarding the property.
1. The property is zoned Neighborhood Commercial Center (NCC). Motels and
hotels are not a permitted use in the NCC zone. The current use on the property is
vested non - conforming. Tukwila Municipal Code (TMC) 18.70.040 regulates
non - conforming uses in the City. I have included a copy of that section for your
review.
2. The signage on the property is also non - conforming. Please note that any
modifications to signs, including adding a new face or new copy will require a
sign permit. If any modifications are proposed to a non - conforming sign or
additional signage added, it might require that the entire site meet the current sign
regulations.
