The zoning at that site and the surrounding area is Tukwila Urban Center (TUC). TUC zoning is intended to provide an area of high- intensity regional uses that include commercial services, offices, light industry, warehousing and retail uses. For specific permitted, accessory and conditional uses please see TMC Chapter 18.28 in the Zoning Code on the City of Tukwila web site at www.ci.tukwila.wa.us. Building permit #518 was issued August 26, 1968 to H.S. Ferguson Construction for the construction of an office /warehouse building at this site. Our records do not show that the building went through design review or required any type of special permit. One tenant improvement building permit was issued in 2001 for the installation of rack storage (D01 -202) and a second permit (D04 -140) was issued April 26, 2004 for the installation of insulation in the warehouse and office space. No inspections have been requested to -date for the current permit. There are no unresolved Request for Action code violations against the site. Parking requirements are based on the usable square footage of the individual uses on the site, for example office uses require 3 spaces per 1000 usable square feet of office space. See Figure 18 -7 in the Zoning Code for parking for other types of uses. The number and dimensions of the parking spaces were determined to be in compliance with City requirements at the time the Certificates of Occupancy were issued. Subsequent tenant changes and tenant improvements are reviewed for compliance at the time of business license or building permit application. Under the current zoning code, if an existing building is destroyed by more than 50% it must be rebuilt according to current development standards including height and setbacks (TMC 18.70.050). Fifteen feet of landscaping is required at the front, with none required on the sides or at the rear of the site. Typically, if a building goes through design review, additional landscaping is required on the sides and at the rear of the site. I am enclosing a receipt for the required fee.
