This exceeds the allowable size by 120% per TMC 19.32.140(A) and TMC 19.32.150. Building facade C. Sign diagram FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 120 %. The exposed building face is 5806 square feet. With approval of the Special Permission Application, the wall sign would be 330 square feet (5.7% of EBF) versus the normal maximum of 150 square feet (2.6% of EBF). (2.6% of the tenant's exposed building face of 5806 square feet). Since the building is z setback approximately 13.6 times greater than the minimum setback required for this oo zone, the 6% formula mentioned above would apply. Accordingly, the maximum 1.1.1 allowed sign area would be 348.4 square feet, although the applicant is applying for a sign which is only 330 square feet. ;o CONCLUSIONS 2 o 1. The building is setback a sufficient distance to allow for a doubling of allowed Cu w sign area. o TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.132.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback over 205 feet (at its closest point) from Southcenter Parkway. This setback is nearly 13.6 times the 15 foot minimum setback requirement for the TUC zone. 2. The proposed sign size of 330 square feet is within the allowed area established by the doubling of the setback while meeting the 6% maximum indicated in TMC 19.32.150. DECISION The request, as presented in Attachments to this report, is hereby approved.
