This exceeds the size allowed by 20% per TMC 19.32.140(A). Color Elevation of Sign and Building FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign that will increase the maximum allowable sign size by 20 %. The exposed building face is 1296 square feet. With approval of the Special Permission Application, the wall sign would be 71.25 square feet (5.5% of EBF) versus the normal allowable maximum of 56.8 square feet (4.4% of EBF). The sign is internally lit individual letters, approximately 3' feet high and 23'9" feet wide overall (see Attachments B and C). The previous business, Modern Woman, had a special permission sign that was 86 SF on a calculated EBF of 1806 SF. 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • Phone: 206 - 431 -3670 • Fax: 206 - 431 -3665 L2000 -018 Application for a Special Permission Sign Fashion Bug Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.132.150" . TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback approximately 295 feet from Strander Parkway. This setback is nearly 19 times the 15 -foot minimum setback requirement for the TUC zone. As stated above, the standard allowable sign area would normally be 56.8 square feet (4.4% of the tenant's exposed building face of 1296 square feet). Since the building is setback approximately 19 times greater than the minimum setback of 15' required for this zone, the 6% formula mentioned above would apply. Accordingly, the maximum allowed sign area would be 77.75 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a doubling of allowed sign area. 2. The proposed sign size of 71.25 square feet is within the allowed area allowed by the increased setback of 295' while meeting the 6% maximum indicated in TMC 19.32.150. INSPECTIONS If the sign needs structural review, the applicant or installer is required to call the Building Division at 431 -3670 for footing or bracket inspections. Footing inspections must take place before concrete is poured. Bracket inspections must take place before sign is installed. A final inspection is required for all signs when installation is complete. The applicant or installer is required to call the Planning Division at 431 -3670 for a final inspection. It is the responsibility of the installer to obtain the electrical permit and inspections from the Washington State Department of Labor and Industries at (206) 248 -6630. (NOTE: IF A FINAL INSPECTION HAS NOT BEEN REQUESTED WITHIN 180 DAYS OF PERMIT ISSUANCE THE PERMIT WILL EXPIRE.)
