This exceeds the allowable size by 15% per TMC 19.32.140(A) and TMC 19.32.150. Building facade and sign elevation FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable sign size by 15 %. The exposed building face is 2,703 square feet. With approval of the Special Permission Application, the wall sign would be 116 square feet (4.3% of EBF) versus the normal maximum of 101 square feet (3.7% of EBF). The sign content is a combination of text in individual letters and a text on a smaller cabinet. The overall dimensions of the sign are 5'10" in height and 20' wide (116 SF). L2000 -053 Application for a Special Permission Sign Thomasville Furniture Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.32.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback 189 feet (at its closest point) from S 180' St. This setback is nearly 11.5 times the 15 -foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 101 square feet (3.7% of the tenant's exposed building face of 2,703 square feet). Since the building is setback approximately 11.5 times greater than the minimum setback required for this zone, which would allow a 580.75 SF sign based on this criteria alone, the 6% formula mentioned above would apply. Using the 6% formula cap, the maximum allowed sign area would be 162 square feet, although the applicant is applying for a sign that is only 116 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a 15% increase of the allowable sign area. 2. The proposed sign size of 116 square feet is within the allowed 6% maximum allowed in TMC 19.32.150.
