Request: Approval for a wall mounted sign that is 210.44 SF or
5.4% of the exposed building face. This exceeds
the allowable size by 63% per TMC 19.32.140(A)
and TMC 19.32.150.

FINDINGS
Site Information
The applicant requests approval of a Special Permissioh sign increasing the maximum
allowable sign size by 63 %. The exposed building face is 3,921.5 square feet. With
approval of the Special Permission Application, the wall sign would be 210.44 square
feet (5.4% of EBF) versus the normal maximum of 128.43 square feet (3.3% of EBF).
The sign content is a combination of text•ln individual letters and a text on a smaller
cabinet. The overall dimensions of the sign are: the main body is 21.17' in length and
8.5' in height and the "tag line" is 30' in length and 1' in height (210 SF). (see
Attachment B).

Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each
doubling of the required minimum setback...but in no case shall sign area exceed that
permitted in TMC 19.32.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the
exposed building face." The tenant space is setback 189 feet (at its closest point) from
S 180'h St. This setback is nearly 11.5 times the 15 -foot minimum setback requirement
for the TUC zone.
As stated above, the standard allowed sign area would normally be 128.43 square feet
(3.3% of the tenant's exposed building face of 3,921.5 square feet). Since the building
is setback approximately 11.5 times greater than the minimum setback required for this
zone, which would allow a 738.5 SF sign based on this criteria alone, the 6% formula
mentioned above would apply. Using the 6% formula cap, the maximum allowed sign
area would be 235.29 square feet, although the applicant is applying for a sign that is
only 210 square feet.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for a 63% increase of the
allowable sign area.
2. The proposed sign size of 210 square feet is within the allowed 6% maximum
allowed in TMC 19.32.150.
DECISION
The request, as presented in Attachments to this report, is hereby approved.

install the raceway mounted tagline reading "Your One Stop Furniture Design Store" upon
the north elevation of the building located at 5951 South 180th / Tukwila, WA 98188. In
addition to the application, you will also find enclosed one additional set of copies of
blueprints, signage drawings, as well as a building elevation drawing as per our previous
discussion. A signed, notarized Affidavit of Ownership and Hold Harmless Permission To
Enter Property will be delivered to your office by a representative of Superior Signs, the
company subcontracted to perform the installation.
