This exceeds the allowable size by 63% per TMC 19.32.140(A) and TMC 19.32.150. Location: 5951 S 180th St, Tukwila 98188 Comprehensive Plan Designation: TUC Zoning District: TUC STAFF: Art Pederson ATTACHMENTS: A. Site Plans B. Color elevation of facade and sign C. Dimensioned elevation of facade and sign FINDINGS Site Information The applicant requests approval of a Special Permissioh sign increasing the maximum allowable sign size by 63 %. The exposed building face is 3,921.5 square feet. With approval of the Special Permission Application, the wall sign would be 210.44 square feet (5.4% of EBF) versus the normal maximum of 128.43 square feet (3.3% of EBF). The sign content is a combination of text•ln individual letters and a text on a smaller cabinet. The overall dimensions of the sign are: the main body is 21.17' in length and 8.5' in height and the "tag line" is 30' in length and 1' in height (210 SF). O • 17 z L2000 -069 Application for a Special Permission Sign Bassett Furniture Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.32.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback 189 feet (at its closest point) from S 180'h St. This setback is nearly 11.5 times the 15 -foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 128.43 square feet (3.3% of the tenant's exposed building face of 3,921.5 square feet). Since the building is setback approximately 11.5 times greater than the minimum setback required for this zone, which would allow a 738.5 SF sign based on this criteria alone, the 6% formula mentioned above would apply. Using the 6% formula cap, the maximum allowed sign area would be 235.29 square feet, although the applicant is applying for a sign that is only 210 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a 63% increase of the allowable sign area. 2. The proposed sign size of 210 square feet is within the allowed 6% maximum allowed in TMC 19.32.150.
