The current code regulations allow 30.68 square footage on a storefront of our size with normal street set back of 15 ft. Our bay frontage is set back 148 feet from the road. Code allows fora & f. ole kve/zeca4 e for each -WA doubling of the' set back requirements. Our allowable signage would then be more than the 7.83 sq ft. additional we are asking. The granting of the exception or standard reduction will not be detrimental to the public welfare or injurious to other property in the vicinity. The recommendation of a certified arborist supports the exception. z b. Canopy cover of each new tree 01— shall be calculated at 314 square feet. Z SENSITIVE AREA ORDINANCE DEVIATIONS ❑ Setbacks. All commercial and industrial developments shall be set back 15 feet and all residential development shall be set back ten feet, measured from the foundation to the buffer's edge. The Director may waive setback requirements when a site plan demonstrates there will be no impacts to the buffer zone. ❑ Buffers The Director may reduce the standard wetland/watercourse buffers on a case -by -case basis, provided the buffer does not contain slopes 20% or greater. The approved buffer width shall not result in greater than a 50% reduction in width, and the reduced buffer shall not be less than 15 feet for wetlands and ten feet for watercourses. Any buffer reduction proposal must demonstrate to the satisfaction of the Director that it will not result in direct or indirect, short-term or long -term adverse impacts to wetlands or watercourses, and that: GAAPPHAN\SIGN NND \SPD.doc. 06/15/00 1. The buffer is vegetated and includes an enhancement plan as may be required to improve the buffer function and value; or 2. If there is no significant vegetation in the buffer, a buffer may be reduced only if an enhancement plan is provided. The plan must include using a variety of native vegetation that improves the functional attributes of the buffer and provides additional protection for the wetland or watercourse functions and values. SIGN DEVIATIONS ❑ In single family zones: signs for all conditional uses and public facilities (TMC 19.32.080); ❑ In multi - family zones where signs face multi - family, commercial and industrial zones: signs of conditionally permitted uses, all public facilities and freestanding signs (TMC 19.32.100). This exceeds the normally allowable size (30.7 SF) by 24% per TMC 19.32.140(A) and TMC 19.32.150. TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback 148 feet from Andover Pk E. This setback is nearly 8.5 times the 15 -foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 30.7 square feet (4.8% of the tenant's exposed building face of 462 square feet). Since the building is setback approximately 8.5 times greater than the minimum setback required for this zone, which would allow a 261 SF sign based on this criteria alone, the 6% formula mentioned above would apply. Using the 6% formula cap, the maximum allowed sign area is the same square footage as that applied for. CONCLUSIONS 1. The building is setback a sufficient distance to allow for a 24% increase of the allowable sign area. 2. The proposed sign size of 38.2 square feet is within the allowed 6% maximum allowed in TMC 19.32.150. DECISION The request, as presented in Attachments to this report, is hereby approved.
