1. The buffer is vegetated and includes an enhancement plan as may be required to
improve the buffer function and value; or
2. If there is no significant vegetation in the buffer, a buffer may be reduced only if an
enhancement plan is provided. The plan must include using a variety of native
vegetation that improves the functional attributes of the buffer and provides additional
protection for the wetland or watercourse functions and values.
SIGN DEVIATIONS

of conditionally permitted uses, all public facilities and freestanding signs (TMC
19.32.100).

(Exposed Building Face). This exceeds the maximum
allowable size per TMC 19.32.140(A) by 20% but complies
with the maximum of 6% of the EBF allowed in TMC
19.32.150.

FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission sign increasing the maximum allowable
size of the sign by 20 %. The exposed building face is 500 square feet. With approval of the
Special Permission Application, the wall sign would be 6% of the EBF, or 30 square feet, versus
the normal maximum of 5% of the EBF, or 25 square feet. The sign text appears on an internally

lit frame and is surrounded by exposed red neon tubing. The sign will be 15 feet wide and at an
approximate elevation of 17 feet (see attachments B and C).
Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.32.150." TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face."
The tenant space is setback over 139 feet from Southcenter Parkway. This setback is nine times
the 15 foot minimum setback required for the TUC zone.
As stated above, the standard allowed sign area would normally be 25 square feet (5% of the
tenant's exposed building face of 500 square feet). Since the building is setback approximately
nine times greater than the minimum setback required for this zone, the 6% formula sited earlier
would apply. Under this formula the maximum allowed sign area would be 30 square feet which
is the area of the proposed sign.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for a 20% increase in sign area.
2. The proposed sign size of 30 square feet is within the allowed area established by the
doubling of the setback and complies with the 6% maximum mandated by TMC 19.32.150.
DECISION
The request to increase the allowable sign size from 25 to 30 square feet, per TMC 19.32.140(A),
is hereby approved.
