FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission Sign to increase the maximum allowed
sign area by 7.7 %. The existing business has one freestanding sign. There are two illegal signs on
the fence along 48th Avenue South that the applicant will be removing prior to installation of this
wall sign.
Decisional Criteria
TMC 19.32.140(A) allows permitted sign area to be increased by 50% for each doubling of the
required minimum setback...but in no case shall the sign area exceed that permitted in TMC
19.32.150. Pursuant to TMC 19.32.150, the maximum allowed sign area could be 6% of the
exposed building face (EBF) up to maximum of 500 sq. ft.
The sign is proposed on a building facade that is setback 92' from the east property line (along
the freeway). This setback is 18.4 times the minimum setback requirement for the C/LI zone.
PerTable 1 of TMC 19.32.140, the standard allowed sign area would normally be 113.8- sq. ft.
for an EBF of 3190 sq. ft. Since the building is setback 18.4 times the minimum setback required
for the underlying zone, the maximum allowed sign area is 6% of EBF up to a maximum of 500
sq. ft. Six percent of EBF (3190 sq. ft.) is 191.4 -sq. ft; hence the maximum allowed sign area on
southeast facade is 191.4 sq. ft.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for a doubling of allowed sign area.
2. The proposed sign area is less than 6% of EBF, which is the maximum permitted sign area.
DECISION
The request for a 7.7% increase, from 113.8 sq. ft to 122.6 -sq. ft. for the proposed sign on
southeast facade is approved.
