Dear Ms. Straight:
The Short Subdivision Committee has completed a detailed review of the boundary line adjustment
application you have submitted on May 24, 1999. Based upon your submittal, preliminary approval is
granted subject to the conditions stated below.
There are three basic steps in the boundary line adjustment process: Preliminary Approval, Final
Approval and Recording. These three steps and their requirements are described as follows:
1. Preliminary Approval
This letter constitutes your preliminary approval. The application was reviewed by the Tukwila
Short Subdivision Committee and approved with conditions. The conditions imposed are to
ensure that the boundary line adjustment is consistent with the City's policies and regulations.
PRELIMINARY APPROVAL CONDITIONS
General
a. The cover page of the Boundary Line Adjustment document must be resubmitted. The copy
provided with your application does not reflect the legal descriptions before and after the
boundary line adjustment. You may use the attached copy of the cover page or create your own
document (so long as you duplicate the form and allow adequate margins for recording
purposes).
The Public Works Department has reviewed the legal descriptions you provided in connection
with this file (copies attached). Please have the legal descriptions finalized by a licensed land
surveyor or title officer and retyped in a form acceptable to the King County Recorder (see Item C
below for specific requirements).
Site Survey Requirements
b. The map submitted with the application is not in a recordable form. Please resubmit a site survey
as described in the attached application checklist which is consistent with all of the conditions of
approval stated in this letter.
c. The site survey must have adequate margins meeting King County recording requirements.
According to the rules of the King County Recorder's Office, a one -inch margin must be kept clear
along the sides and bottom of any page to be recorded. The top of the first page of any
document to be recorded must retain a three -inch clear margin, while the top of any subsequent

pages must retain a one -inch clear margin.
d. Distances on the site survey must be shown using a standard decimal (engineer) scale. A
"North" arrow must also be included.

I am the owner of the above property , which I have labeled site A on my map. I wish to
make a boundary line adjustment. As you can see from the Val Vue plot map #886400 in
Tukwila, my lot 152304 -9226 is larger than any lot in the area. Besides being larger it is
also a bit pie shaped, so the square footage I have used us a bit off. Apparently at one
time the owner of my lot owned all the lots around and when he subdivided, he wanted
the biggest lot for himself. This larger lot is of no advantage to me. I don't garden or
maintain the back thirty feet of my property. My neighbors, Mr. and Mrs. Robert Neuffer,
at 13813 -37`h Ave. South which I have labeled site B on my map, wishes to acquire this
back 30 by 60 -foot of site A. They will cultivate it and put up a nice fence between our
properties. I am in the process of filing for a second mortgage., so a title search and legal
description was done in March 1999, by Fidelity National Title.
I am filling out these papers on my own, as I cannot afford to pay for legal help.

1. Min. lot area = 6,500 sq. ft. Most lots in the area are a mean of 50 -ft. width. Lots are
sewered.

I wish to shift my rear property line 30 -ft.to the west. I have labeled legal descriptions of
both properties. I have included 4 copes of the map of the property I have made. In
regards to needing an APRD application , none of the things listed apply to my site. I
don't believe I need a survey done because the nearest structure to the proposed property
line is greater than 30 -ft.
I used dash line on my map to indicate where my property now exists and have used a
solid line to indicate where I want my new property line.
There are no easements. My neighbors' lot 30M,block 6 on Val Vue 886400 Plat is
accessed by 37`h. Ave. S. My lot #152304 -9226 is accessed by 34th Ave. South.
1 do not know of any sensitive area studies. the project site is not identified as having
any sensitive areas on site.
