This would allow increasing the wall sign area by 20 %, based on a doubling of the minimum building setback per TMC 19.32.140(A)2. The sign faces southward toward an interior parking lot and side yard. The proposed sign area is 24 square feet. The exposed building face (EBF) associated with the sign is 405 s. f. ( =15'x 27'). The maximum sign area increase allowed is 24.3 s. f., based on 6% of the tenant's wall face where it will be mounted. The sign would be internally lit. REVIEW CRITERIA FOR SIGN AREA INCREASE The Director of the Department of Community Development is authorized to approve sign area increases of no more than 50 %, for each doubling of the required minimum setback distance for the wall upon which a particular sign is to be placed, as a Type 2 permit (TMC 18.104.O10C). In no case may the sign area exceed 6% of the total "exposed building face ". (TMC 19.32.140A.2 and 19.32.150). The proposed sign area increase may be authorized subject to satisfying the required criteria. The criteria to authorize a sign area increase are shown in smaller "bold italics" letters, followed by City staff findings. Applicant submitted materials are presented in Attachment A. The sign area increase is no more than 50% for each doubling of the required miniinunt setback distance for the wall upon which a particular sign is to be placed. (TMC 19.32.140A.2) The proposed sign area is 24 square feet. The exposed building face for the tenant's south wall is 405 s. f. ( =15'x 27'). This is would allow a basic wall sign area of 20 square feet'. The sign is located on a corner lot in the Office (0) zone. As a second front yard, a 12.5 ft. building setback would apply. The sign and the wall it is mounted on is 25 ft. from the property line based on the original building permit. This is exactly twice the required minimum setback. Qualstar South Special Permission Wall Sign Staff Report to the Director of the Department of Community Development L99 -0056 Page 3 The proposed sign area of 24 s. f. would require one 50% increase based on providing twice the minimum setback distance, or 25 feet. In no case shall sign area exceed 6% of the total "exposed building face': (TMC 19.32.140A.2 and 19.32.150) Six percent of the west wall's 405 s. f. EBF is 24.3 square feet. The requested 24 s. f. sign is less than 24.3 square feet. CONCLUSIONS Based on the above Findings, Staff concludes the following; A. The fifty percent area increase would require a 25 ft. building setback. This is exactly the minimum setback provided on site. B. The requested increase would not result in a sign which exceeds the six percent of EBF limitation on area increases. DECISION Based on the above Findings and Conclusions, the requested 20% sign area increase from 20 square feet to 24 square feet, is approved.
