Dear Mr. Dehlbom: The Short Subdivision Committee has completed review of your short plat application (No. L99- 0068), and based on the submittal, preliminary approval is granted subject to the conditions stated below. There are three basic steps in the short plat approval process: Preliminary Approval This letter constitutes your preliminary approval. The application was reviewed by the Tukwila Short Subdivision Committee and approved with conditions. The conditions imposed are to ensure the short plat is consistent with the City's policies and regulations. PRELIMINARY APPROVAL CONDITIONS Utilities and Access a. Please provide a legal description on the face of the plat for the new 5' utility easement across the southem edge of Lot 1. The mutual maintenance agreement that you have signed must be recorded along with the short plat. c. General d. The survey shows the length of Lot 1 as 115.01' but the legal description says 115' and the joint maintenance agreement says 115.00'. Please resolve this discrepancy. e. Submit a survey map as described in the application checklist which is consistent with all of the conditions of approval. The surveyor's and owner's original signatures must be on the face of the plat. Expiration f. The final approved short plat must be filed with the King County Department of Records by December 8, 2000, one year from the date of this preliminary approval or the application will expire. The City may grant a single one year extension if requested in writing prior to the expiration date. 2. Final Approval The next step is to submit the necessary short plat documents (survey, plat map, and other required paper work). After the documents have been found to be in order, and the all of the requirements of the short plat have been met, the Chairman of the Short Subdivision Committee signs your short plat which constitutes a grant of final approval. It is your responsibility to record the City approved short plat documents with the King County Department of Records. The short plat is not complete until the recording occurs and copies of the recorded documents are provided to the Department of Community Development. The signature of the Chairman of the Short Subdivision Committee certifies that your short plat application is ready for recording. You will need to pay the recording fees and submit your approved original short plat to the King County Department of Records (206 -296- 1570). After recording, the County returns the recorded original to the City of Tukwila within 4 -6 weeks, at which time your short plat is considered complete. Your application for a short plat located at 14118 53`d Avenue South has been found to be complete on November 3 for the purpose of meeting state mandated time requirements. Show fire hydrant and call out distance by vehicular travel to the new lot. This will help to determine if sprinklers are required and may affect required water line size. 10. Provide estimated topography with all specific spot elevations used to develop the estimate. This should include, but not be limited to the elevation at 53`d Ave. S., the slope adjacent to the road, the lot's general slope and the elevation of the existing house. It is my understanding that the spot elevations needed to illustrate site topography have already been gathered, based a on discussion with Schroeter Land Surveying (Tom). 11. The proposed 10 ft. wide access driveway shown allows substantive review to begin. Please note the following advance substantive comments: a. the proposed 10 ft. width is NOT sufficient for Fire Dept. access b. It appears the turning maneuvers needed to access the existing garage are overly complex _ c. the existing gravel driveway which serves both the existing on -site garage and the property to the north shall be recognized. I understand that you desire a 20 ft. wide joint access easement to be established along the common property line with the northerly property, to reflect current usage and satisfy City development standards. Staff concurs that this would be a more logical design than the currently proposed driveway. - Substantive review for consistency with City development standards will begin upon receipt of the above materials. The materials must be submitted within 90 days. Additional information may be required as a result of substantive review, in order to ensure that the project satisfies all City regulations.
