Seattle, WA 98178 RE: Short Plat L99 -0075 Dear Ms. Lockhart, I have not heard from you regarding my letter of May 25, 2000. As a reminder you must complete your short plat by submitting the following items and receiving final approval from the City prior to December 17, 2000 or your preliminary approval will expire. Utilities A certificate of water availability for Lot B from Water District 125 will be required before fmal plat approval. A certificate of Sewer availability for Lot B from Val Vue Sewer District will be required before fmal plat approval. Access/Fire Protection c. The following requirements must be stated on the face of the recorded plat, and must be met prior to issuance of any building permits for Lot B: A 20 foot wide paved access road with an all weather surface built to Public Works and Fire Department standards must be provided to any new structures. A fire turnaround will be required if the access road exceeds 150 feet in length. Please clarify the use of the structure and whether it is served by any utilities. e. The existing covered patio must be at least 5 feet from the new property line so that it does not create a non - conformity. The easiest way to accomplish that is to redraw the lot line to make it part of Lot A. If you wish to keep the lot line where it is the patio will have to be demolished. g• You must dedicate an additional 10 feet of frontage along South 144th Street to the City of Tukwila. The conditions imposed are to ensure the short plat is consistent with the City's policies and regulations. There are three basic steps in the short plat approval process: 1. Preliminary Approval PRELIMINARY APPROVAL CONDITIONS Utilities a. Drainage design for Lot B shall meet City of Tukwila Surface Water Ordinance Requirements. Contact the Tukwila Public Works Department for submittal and design requirements before filing a building permit on Lot B. b. You may either demolish the garage after obtaining a permit from the City (contact Tammy Beck at 206 -431 -3670) or post a bond for 150% of the cost of demolition if a new house will be built on the lot within one year. If the new house is not built by that deadline the owner must agree to let the City demolish the garage at the owner's expense. g. You must dedicate an additional 10 feet of frontage along South 144`' Street to the City of Tukwila. This must be shown on the face of the plat with a note "10 feet to be dedicated to the City of Tukwila for right -of -way with the recording of this short plat." Submit a revised survey map as described in the application checklist which is consistent with all of the conditions of approval. The surveyor's original signature must be on the face of the plat. You will need to obtain all required permits prior to beginning any construction. For water and sewer permits, contact the individual provider Districts. Expiration f. The final approved short plat must be filed with the King County Department of Records by December 17, 2000, one year from the date of this preliminary approval or the application will expire. Final Approval The next step is to submit the necessary short plat documents (survey and other required paper work) to comply with the conditions of approval. After the documents have been found to be in order, and the all of the requirements of the short plat have been met, the Chairman of the Short Subdivision Committee signs your short plat which constitutes a grant of final approval. 3. Recording It is your responsibility to record the City approved short plat documents with the King County Department of Records. The short plat is not complete until the recording occurs and copies of the recorded documents are provided to the Department of Community Development. The signature of the Chairman of the Short Subdivision Committee certifies that your short plat application is ready for recording. You will need to pay the recording fees and submit your approved original short plat to the King County Department of Records (206 -296- 1570). After recording, the County returns the recorded original to the City of Tukwila within 4 -6 weeks, at which time your short plat is considered complete. You can shorten this processing time by hand - delivering a copy of the recorded short plat to me. In many circumstances, building permits on the short platted property may not be issued until a copy of the recorded short plat (or original) is returned to the Department of Community Development.
