The site civil plans are complete and show the correct dimensions between architectural site, landscape and t.. Z.

Public Works recommends the designer reconsider the proposed driveway widths as shown on the Z
architectural site plan. Public Works recommends the north driveway be 35' at the sidewalk and throat
area, then reduce to 31' aisle. For the southwest driveway we recommend the width be 40' with 15' radius
in the sidewalk zone and the landscape curbing. This width and radius will facilitate large trucks making a
135 degree turn into the site. Alternatively, the designer may wish to consult the turning templates for
additional information.

This letter is intended to clarify direction given to Opus on 2/4/98 by the City of Tukwila Planning
Department regarding Opus' request to submit our building permit application prior to recording a lot
consolidation for the subject project.
The City of Tukwila has received Opus' lot consolidation for the subject property, the application is
considered complete and the review process can begin.
2. Opus understands that a building permit will not be issued until the lot line consolidation is
approved by the city of Tukwila and recorded at King County.
3. Opus has been advised that the City of Tukwila will immediately accept Opus' application for the
Cascade Business Park building permit.
4. Opus understands that the building permit process can be stopped at any time during the review
process if it is determined that additional information is required.
5. The City of Tukwila will not issue a building permit until all conditions established during the Board
of Architectural Review process have been satisfied.

Dear Mr. Gordon:
Your application for a Lot Consolidation to consolidate three (3) lots into two (2) lots, at 18404
and 18436 Cascade Avenue South, has been found complete on February 5, 1998.
Within the next 14 days, you must install a notice board on the site. A notice of complete
application form will be laminated by the Department of Community Development to be picked
up and posted on the board. You received information on how to install the sign with your
application packet. A copy of this information is attached for your convenience. After installing
the sign and the laminated notice, you must return a signed Affidavit of Posting to me. Once
your application has been approved and finalized, and all public notice periods have
terminated, you will be responsible for removing the notice board from the site.
This determination of Complete Application does not preclude the City to request revisions to
your proposal to insure that it meets the substantive requirements of the zoning code and goals of
the Comprehensive Plan. Your application will be routed to appropriate departments for internal
review, and any revision comments made back to you within 21 days of this notice.
