Applicant shall provide substantiation of property valuation of $8.00 per square foot using sales documents, comparable sales analysis, tax assessors data or similar verifiable methodology. Z. ON Public Works recommends the designer reconsider the proposed driveway widths as shown on the Z architectural site plan. Public Works recommends the north driveway be 35' at the sidewalk and throat area, then reduce to 31' aisle. For the southwest driveway we recommend the width be 40' with 15' radius in the sidewalk zone and the landscape curbing. This width and radius will facilitate large trucks making a 135 degree turn into the site.
