Additional legal lots may not be created. • All amended Tots must satisfy minimum lot sizes and otherwise satisfy the decision criteria. The :current standards apply even if the original Tots did not conform. A Lot Consolidation is the elimination of property lines and the consolidation of two or more parcels or Tots into fewer lots. The simple elimination of an existing lot line(s) is not generally subject to City review. CRITERIA The Short Plat Committee, made up of the Fire, Public Works . and Community Development department heads, will administratively review the application based on six criteria: 1. Establish access to a public road for each segregated parcel; z o w 3. PROCEDURE Within 28 days of receiving your application, City staff shall determine if it is complete. If not, you will be mailed a letter outlining what additional information is needed. If environmental review is required, a public "notice of application" must be posted on -site, within 14 days of a complete application having been received. Applications will be reviewed within about 30 working days. If this is a residential boundary line adjustment and contains wetlands, streams or their buffers, then an administrative planned residential development (APRD) approval will also be required and SEPA environmental review may be • applicable. These additional approvals may increase the review time. An approved Adjustment or Consolidation must be recorded with King County Records and Elections within 6 months or the approval will become null and void. The Short Plat Committee's decision shall be final unless appealed to the Board of Adjustment. "11,1 ;3.0 1..fi,.e),hs10 t:1.1 PROJECT NARRATIVE FOR FAMILY FUN CENTER TUKWILA, WASHINGTON OUR JOB NO. 6125 The subject property currently contains four existing parcels totaling approximately 14.4 acres. The new boundary line adjustment plan proposes to adjust the interior lot lines, creating three new parcels for use by the Family Fun Center, La Quinta Hotel, and a future development of what use has not been determined. Parcel 1, located on the westerly portion of the property will comprise 2.56 acre. Parcel 2, located in the center of the property contains 3.75 acres. Parcel 3, located on the easterly portion of the property contains 8.07 acres. The proposed development and boundary line adjustment will conform to all zoning requirements and will provide maintenance access from all lots to Fun Center Way. The proposed development will provide utilities to all lots to serve the respective developments and will be maintained by the owners. As of April 23, 1998, the applicant has been approved for design review, a conditional use permit, a parking variance and a signage variance. The applicant will be applying for a land altering permit and a building permit with the City of Tukwila.
