FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission sign increasing the maximum allowable
size of the sign by 1 %. The exposed building face is 960 square feet. With approval of the
Special Permission Application, the wall sign would be 57.4 square feet (6% of EBF) versus the
normal maximum of 43.4 square feet (4.5% of EBF). The text appears on the face of an
internally lit frame, approximately 3 feet high and 19.75 feet wide (see Attachment B).

Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.132.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face."
The tenant space is setback over 400 feet (at its closest point) from Southcenter Parkway. This
setback is nearly 27 times the 15 foot minimum setback requirement for the TUC zone.
As stated above, the standard allowed sign area would normally be 43.4 square feet (4.5% of the
tenant's exposed building face of 960 square feet). Since the building is setback approximately
27 times greater than the minimum setback required for this zone, the 6% formula mentioned
above would apply. Accordingly, the maximum allowed sign area would be 57.4 square feet.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for a doubling of allowed sign area.
2 The proposed sign size of 57.4 square feet is within the allowed area established by the
doubling of the setback while meeting the 6% maximum indicated in TMC 19.32.150.
DECISION
The request, as presented in Attachments to this report, is hereby approved.

As we advised you in our letter of May 21, 1998, the above - referenced applications have been
found to be incomplete. Per TMC 18.104.070(E), the Department shall cancel an incomplete
application if the applicant fails to submit the additional information required within 90 days
following notification from the Department that the application is incomplete. This means that both
applications will expire on August 21, 1998 if you do not provide the information requested in our
May 21st letter.
Upon receipt of the properly executed applications, the City will continue processing them, will
conduct a more detailed review and will then mail you written notification of the results of that
review within 14 days. If you should have any questions regarding the within, please do not
hesitate to contact the undersigned at 431 -3663.

We have received and reviewed your documentation for the above - referenced application,
submitted to us on May 20, 1998. Your application for a special permission sign has been found
to be incomplete. The Affidavit of Ownership portion of the Special Permission Sign Application
must be executed by either the owner of the property or its agent (Trammel Crow). We cannot
accept your signature on Trammel Crow's behalf.
We have contacted Eric Ragde of Trammel Crow, the owner's property management firm. Mr.
Ragde has indicated that to date, the owner has not approved your sign proposal. We have
provided Mr. Ragde with a copy of the form. If the owner approves your sign proposal, Mr. Ragde
will return the executed application to my attention.
Upon receipt of the properly executed application, the City will continue processing your
