Thank you for submitting the revised survey for the boundary line adjustment at 13020 and
13022 34th Avenue South along with the revised easement agreement. The Short
Subdivision Committee has completed a detailed review of the boundary line adjustment
application you submitted. Based upon your submittal, preliminary approval is granted
subject to the conditions stated below.
There are three basic steps in the boundary line adjustment process: Preliminary Approval,
Final Approval and Recording. These steps and their requirements are described as
follows:
1. Preliminary Approval:
This letter constitutes preliminary approval of your boundary line adjustment. The
application was reviewed by the Tukwila Short Subdivision Committee and
approved with conditions. The conditions imposed are to ensure that the boundary
line adjustment is consistent with the City's policies and regulations.
PRELIMINARY APPROVAL CONDITIONS
a. The survey is still showing some lines as dashed that should be solid and vice
versa. The survey must be corrected to reflect what is happening with the lot lines.
I have enclosed a marked up map for review by your surveyor. He should double
check my corrections. Dashed lines are used to show lot lines being removed while
solid lines are used to indicated the proposed lot lines.
b. Please provide the original mylar and four copies of the boundary line adjustment
to this office. The mylar should include both the sheet with the legal descriptions
as well as the survey of the two lots.
Expiration
c. Your application for a boundary line adjustment will expire if it has not been
recorded within one year from the date of approval. Upon written request from the

applicant prior to the expiration date, the Short Subdivision Committee is
authorized to grant one extension, not to exceed six months.
2. Final Approval
a. The next step is to submit the necessary boundary line adjustment documents
indicated above and comply with any conditions of approval. After the documents
have been found to be in order and all of the requirements of the boundary line
adjustment have been met, the Short Subdivision Committee will grant final
approval.
3. Recording
It is your responsibility to record the City approval boundary line adjustment
documents with the King County Department of Public Records. The boundary
line adjustment is not complete until the recording occurs and copies of the
recorded documents are provided to the Department of Community Development.
You will need to pay the recording fees and submit your approval original
boundary line adjustment to the King County Department of Records (206 -296-
1570).
After recording, the County returns the recorded original document to the City of
Tukwila within 4 to 6 weeks, at which time your boundary line adjustment is
considered complete. You can shorten the time required for processing by hand
delivering a copy of the recorded boundary line adjustment to the undersigned.

Attached please find a revised survey for the Scott boundary line adjustment and a revised

The easement agreement has been revised to reflect your previous comments that while the
survey labeled the easement as both an access and utility easement, the language in the
written agreement did not match the dual role.
Please let me know as soon as possible if Public Works is ready to proceed with signing
the BLA. I will then notify the applicant to have the mylar prepared for signature.

I wanted to confirm our conversations over the past two days regarding your proposed
boundary line adjustment at 13020 and 13022 34th Avenue South.
You may wait to record the revised access and utility easement agreement until you
record the boundary line adjustment. Please note that the language in the easement
should be revised to correct the width of the easement to 20 feet. In addition, the
parcels described should be the new parcels, not the lots as they are currently
configured. The survey should correctly identify the new lots as Lots 1 and 2 to match
the new legal descriptions, which identify the parcels as Lots 1 and 2. I have made
several notations on a copy of the survey for your surveyor's use.

Dear Mr. Scott:
We have received and reviewed your application for the above - referenced application,
submitted to us on June 17, 1998. Your application packet for the boundary line
adjustment has been found to be complete. However, there are some items which must
be corrected or provided before the City can approve the boundary line adjustment.
These items are identified below.
ITEMS REQ RED BY DEPARTMENT OF COMMUNITY DEVELOPMENT:
1. Tukwila Municipal Code 17.08.030 A. 2.a. requires that property lines be noted
on the plan as follows: a solid line for those property lines that remain in their
existing location; a dashed line for those that are being moved or removed; and
for those lines that have been relocated, show these lines as a solid line and
clearly identify as a relocated line. Please correct the survey to correctly
indicate which lines are being moved, which are remaining.
2. The floor area for all structures on the sits and their setbacks from existing and
new property lines must be indicated on the survey.
3 The access and utility easement measures twenty (20) feet on the survey; a
handwritten note indicates the access and utility easement is fifteen (15) feet and
the recorded easement indicates that the easement width is eighteen (18) feet.
This discrepancy must be corrected. For your information, the Fire Department
requires that the access way be 20 feet in width. In addition, the survey labels
