On September 3, 1998, your application for a boundary line adjustment was approved by the City of
Tukwila's Short Subdivision Committee. This approval was subject to the conditions stated in our
preliminary approval letter of that date.
On March 30, 199 you submitted the final required documents for the boundary line adjustment. These
documents were executed by the City and returned to you on April 7th for recording by King County. As
we indicated to you on September 3rd, the boundary line adjustment is not complete until recording occurs
and copies of the recorded documents are provided to the Department of Community
Development.
Your application for a boundary line adjustment will expire on Friday, September 3, 1999 if it has
not been recorded by that date. Upon written request from the applicant prior this expiration date,
the Short Subdivision Committee is authorized to grant one extension, not to exceed six months.

We have received your boundary line adjustment map and cover page as well as the Statutory
Warranty Deed which were delivered to our office on March 19, 1998. We are returning all of the
originals of these documents to you at this time for revisions. The Public Works Department has
marked in red those areas which require corrections (see attached).
After the corrections have been made in compliance with the conditions of our September 3, 1998
preliminary approval letter, you may submit an original mylar for final review and signature. As we
stated previously, you have until September 3, 1999 to meet these preliminary approval conditions
and to then file the short plat with King County. If the short plat is not recorded by that date, it
shall become null and void.

c. The application has been redrawn on 18" x 24" format, typical of the form for Records of
Surveys, Short Plats, and Boundary Adjustments in King County. The scale has been
enlarged to 1" = 30'.
d. The new map is submitted in two sheets: one for your review including details of land,
buildings, and utilities; the other to become a record of the title transaction. Because the map
details (particularly underground utilities) are not drawn to survey accuracy it is inappropriate
to make them a matter of title record. Instead the detailed map is simply to be your file copy.
If these maps correctly meet your requirements, please call and I will submit the original mylar
for signature. As in all boundary adjustments I make the assumption that a title transfer,
warranty or quit claim deeds and appropriate release of deeds of trust, must be made in addition
to the city's requirements. Indicate to me if you know this is not the case.

Dear Mr. & Mrs. Eloff:
The Short Subdivision Committee has completed a detailed review of the boundary line
adjustment application you have submitted. Based upon your submittal, preliminary
approval is granted subject to the conditions stated below.
There are three basic steps in the boundary line adjustment process. Preliminary
Approval, Final Approval and Recording. These three steps and requirements are
described as follows:
1. PRELIMINARY APPROVAL
This letter constitutes your preliminary approval. The application was reviewed by
the Tukwila Short Subdivision Committee and approved with conditions. The
conditions imposed are to ensure that the boundary line adjustment is consistent
with the City's policies and regulations.
PRELIMINARY APPROVAL CONDITIONS
General
a. The cover page of the boundary line adjustment included in the package you
submitted is an outdated copy. A revised copy has been attached to this letter for
your convenience.
b. The legal description contains several erroneous bearings that conflict with those
indicated on the surveyor's diagram. The legal description should be verified
against the surveyor's diagram and changed accordingly.

c. The map is difficult to read. Bearings and ranges are not shown for all lines for the
two parcels. Additionally, the map needs to be enlarged in order to easily discern
the pertinent information. The maximum size allowable is 18" by 22" which may
be recorded at the Condominium desk at the Recorder's office.
d. If a new map is produced, the surveyor's stamp must reflect the current license.
The surveyor's stamp on the submitted map expired on June 21, 1998.
Site Survey Requirements
a. The map submitted with the application is not in a recordable form. Please
resubmit a site survey as described in the application checklist which is
consistent with all of the conditions of approval stated in this letter.
b. The site survey must have adequate margins meeting King County recording
requirements. According to the rules of the King County Recorder's office, a one -
inch margin must be maintained on all boarders of any page to be recorded, with
the exception of the first page which requires a three inch border at the top of the
page.
Expiration
a. Your application for a boundary line adjustment will expire if it has not been
recorded within one year from the date of approval. Upon written request from
the applicant prior to the expiration date, the Short Subdivision Committee is
authorized to grant one extension, not to exceed six months.
2. FINAL APPROVAL
The next step is to submit the necessary boundary line adjustment documents
indicated above and comply with all of the conditions of approval. After the
documents have been found to be in order and all of the requirements of the
boundary line adjustment have been met, the Short Subdivision Committee will
grant final approval.
3. RECORDING
It is your responsibility to record the City approved boundary line adjustment
documents with the King County Department of Public Records. The boundary
line adjustment is not complete until the recording occurs and copies of the
recorded documents are provided to the Department of Community Development.
You will need to pay the recording fees and submit your approved original
boundary line adjustment to the King County Department of Records.

After recording, the County returns the recorded original to the City of Tukwila
within 4 to 6 weeks, at which time your boundary line adjustment is considered
complete. You can shorten this processing time by hand - delivering a copy of the
recorded boundary line adjustment to the undersigned.
