This exceeds the allowable size by 54% per TMC 19.32.140(A) and TMC 19.32.150. Building facade C. Sign diagram FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 54 %. The exposed building face is 2237 square feet. With approval of the Special Permission Application, the wall sign would be 134 square feet (6% of EBF) versus the normal maximum of 87.11 square feet (3.9% of EBF). The text appears on the face of an internally lit frame, approximately 4.66 feet high and 27 feet wide (see Attachment B). 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • (206) 431-3670 • Fax (206) 431 -3665 L98 -0046 Application for a Special Permission Sign Zany Brainy Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.132.150 ". TMC 19.32.150 allows up to "a maximum of 6% of the exposed building face." The tenant space is setback over 500 feet (at its closest point) from Southcenter Parkway. This setback is nearly 33 times the 15 foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 87.11 square feet (3.9% of the tenant's exposed building face of 2237 square feet). Since the building is setback approximately 33 times greater than the minimum setback required for this zone, the 6% formula mentioned above would apply. Accordingly, the maximum allowed sign area would be 134 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for the 6% maximum allowed sign area as outlined in TMC 19.32.150. 2. The proposed sign size of 126 square feet is within the allowed area established by the increased setback, while meeting the 6% maximum indicated in TMC 19.32.150.
