Request: Approval for a wall mounted sign which is 6% of
building face or a maximum 500 square feet. This exceeds
the allowable size by 233% per TMC 19.32.140(A) and
TMC 19.32.150.

FINDINGS
Vicinity /Site Information
The applicant requests approval of a Special Permission sign increasing the maximum allowable
size of the sign by 233 %. The exposed building face is 91245 square feet. With approval of the
Special Permission Application, the wall sign would be 497.86 square feet (.55% of EBF) versus
the normal maximum of 150 square feet (.16% of EBF). The text and symbol appear as
individual brushed stainless steel, the symbol being approximately 14.5 feet high and 17.6 feet
wide, and the letters being approximately 5.25 square feet high and 46.02 square feet wide. (see
Attachment B).

Decision Criteria
TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of
the required minimum setback...but in no case shall sign area exceed that permitted in TMC
19.32.150 ". TMC 19.32.150 allows up to "6% of the exposed building face, up to a maximum of
500 square feet." The building is setback over 165 feet (at its closest point) from East Marginal
Way South. This setback is more than 8 times the 20 foot minimum setback requirement for the
MIC /H zone.
As stated above, the standard allowed sign area would normally be 150 square feet (.16% of the
tenant's exposed building face of 91245 square feet). Since the building is setback
approximately 8 times greater than the minimum setback required for this zone, the 500 square
foot maximum mentioned above would apply. Accordingly, the maximum allowed sign area
would be 500 square feet.
CONCLUSIONS
1. The building is setback a sufficient distance to allow for the 500 square foot maximum
allowed sign area as outlined in TMC 19.32.150.
The proposed sign size of 497.86 square feet is within the allowed area established by the
increased setback while meeting the 500 square foot maximum indicated in TMC
19.32.150.

The request, as presented in Attachments to this report, is hereby approved.
