Rants, Mayor Department of Community Development Steve Lancaster, Director STAFF REPORT TO THE DIRECTOR OF COMMUNITY DEVELOPMENT Applicant: Anna's Linens L98 -0053 (Special Permission Sign) S98 -077 (Permanent Wall Sign) Approval for a wall mounted sign which is 6% of building face or a maximum 500 square feet. This exceeds the allowable size by 233% per TMC 19.32.140(A) and TMC 19.32.150. Revised Sign Dimensions FINDINGS Vicinity /Site Information The applicant requests approval of a Special Permission sign increasing the maximum allowable size of the sign by 37 %. The exposed building face is 1372 square feet. With approval of the Special Permission Application, the wall sign would be 82.29 square feet (6% of EBF) versus the normal maximum of 59.88 square feet (4.4% of EBF). The text appears on the surfce of an internally lit frame, approximately 2.5 feet high and 32.91 feet wide. (see Attachment C). 6300 Southcenter Boulevard, Suite #100 • Tukwila, Washington 98188 • (206) 431-3670 • Fax (206) 431-3665 L98 -0053 Application for a Special Permission Sign Anna's Linens Page 2 Decision Criteria TMC 19.32.140(A) allows the permitted sign area to be "increased by 50% for each doubling of the required minimum setback...but in no case shall sign area exceed that permitted in TMC 19.32.150 ". TMC 19.32.150 allows up to "6% of the exposed building face, up to a maximum of 500 square feet." The building is setback over 300 feet (at its closest point) from Southcenter Parkway. This setback is more than 20 times the 15 foot minimum setback requirement for the TUC zone. As stated above, the standard allowed sign area would normally be 59.88 square feet (4.4% of the tenant's exposed building face of 1372 square feet). Since the building is setback approximately 20 times greater than the minimum setback required for this zone, the 6 % formula mentioned above would apply. Accordingly, the maximum allowed sign area would be 82.32 square feet. CONCLUSIONS 1. The building is setback a sufficient distance to allow for the 6 % maximum allowed sign area as outlined in TMC 19.32.150. 2. The proposed sign size of 82.29 square feet is within the allowed area established by the increased setback while meeting the 6 % maximum indicated in TMC 19.32.150.
